Key takeaways

  • Ikorodu is where Island workers buy space they cannot afford in Lekki. As of Oct 2026, 2-bedroom flats are asking ₦1.4M–₦2.5M/yr and 3-beds ₦1.8M–₦3M/yr in listings, with the Ipakodo ferry to Falomo/Ikoyi taking about 30 minutes on the water. It works if you plan around the ferry and Ikorodu Garage traffic — it frustrates if you depend on the road at peak.

TL;DR: Ikorodu is where Island workers buy space they cannot afford in Lekki.

Ikorodu used to come up only when someone mentioned family land. That has changed.

I now meet Lekki tenants tired of paying ₦6M for a tight 2-bed who make a different calculation: take a bigger flat in Ebute, Igbogbo or Jumofak, keep the Island job, and use the water. This is what I tell them before they pay.

What Ikorodu feels like

Ikorodu is a full city on the Lagos Lagoon in north-east Lagos, not a suburb. The centre — Ikorodu Garage, Benson, Agric — is busy and commercial. The pockets people target sit a step back: Ebute and Valley View Estate off Ebute-Igbogbo Road, Igbogbo-Bayeku, Jumofak, Ibeshe, and the GRA side around Alogba in Ebute.

Inside estates, roads are calmer and parking is proper. Outside, check drainage street by street in rainy season.

Listings in Valley View and Nitel Estate market 24-hour security, borehole water and prepaid meters. Assume a generator or inverter and ask what neighbours actually use.

Prices as of Oct 2026

Asking prices from listings, not closed deals. Prices move fast here; get a current check before you budget.

Rent: - 2-bed flats: ₦1.4M–₦2.5M/yr. Valley View Ebute ₦1.7M–₦2.5M/yr, Igbogbo Abuja Axis ₦1.5M/yr, Jumofak ₦1.4M–₦1.5M/yr, Nitel Estate ₦2.2M–₦2.5M/yr. - 3-bed flats: ₦1.8M–₦3M/yr. GRA Phase 2 Alogba, Ebute ₦3M/yr, Ibeshe ₦2M/yr, Valley View ₦2.5M/yr. - Self-contains and mini flats: ₦500k–₦1.3M/yr depending on finish.

Agency, legal and caution are commonly 10% each in Ikorodu listings. Ask for service charge in writing.

Buy: Blocks of flats dominate sales. Nigeria Property Centre showed an average asking price around ₦82M for blocks in Ikorodu in late September 2026. I saw ₦60M for a small block in Igbogbo to ₦150M for a 7-unit 2-bed block in Igbo-Oluwo Estate near Ikorodu Garage.

The ferry changes the maths

LAGFERRY runs Ipakodo Terminal, Ikorodu to Five Cowries Terminal, Falomo-Ikoyi, and Ipakodo to Ebute Ero and Marina/CMS. The operator quotes about 30 minutes Ipakodo to Five Cowries.

Local links matter too: Ijede Jetty to Badore Terminal, Ajah, and Bayeku Jetty in Igbogbo-Bayeku to Badore, quoted under 10 minutes.

Park-and-ride is normal at the jetties. Your real commute is home-to-jetty plus the boat. Live 10 minutes from Ipakodo or Bayeku and it is predictable. Live deep past Agric and the road to the jetty eats the benefit.

By road via Ikorodu Road and Third Mainland Bridge at peak, the Garage to Mile 12 stretch makes timing unreliable. Most ferry users I know only drive to the Island at weekends.

Who should move — and who should not

Move if you work in Ikoyi, VI or Lagos Island and can ferry 3–5 days a week, you want a 3-bed at ₦2–3M/yr, or you are buying to hold while the corridor grows.

Think twice if your job is daily driving to Lekki Phase 1, you need guaranteed serviced-apartment power, or you cannot do early starts. The ferry rewards early risers.

Before you pay

Time the weekday drive to your jetty. Get estate dues and generator rules in writing. If buying, insist on Registered Survey and Deed of Assignment and have a lawyer search the title — do not rely on a family receipt alone. Visit after rain.

Frequently asked questions

How much is a 2 bedroom flat in Ikorodu?

As of Oct 2026, listings ask ₦1.4M–₦2.5M/yr for 2-bed flats. Valley View Ebute is at the higher end, Igbogbo and Jumofak lower. Add agency, legal and caution fees.

How long is the ferry from Ikorodu to Ikoyi?

LAGFERRY quotes about 30 minutes from Ipakodo Terminal to Five Cowries Terminal, Falomo-Ikoyi. Allow time to reach the jetty and get from Falomo to your office.

Is Ikorodu safe to live?

Gated estates in Ebute, Igbogbo and Jumofak market 24-hour security and controlled access. Check the specific street, estate security and night access before committing.

Can I work in VI and live in Ikorodu?

Yes, if you use the ferry from Ipakodo to Falomo. Driving via Third Mainland Bridge at peak is far less predictable.

What documents should I check when buying in Ikorodu?

Ask for Registered Survey Plan and Deed of Assignment and verify any C of O or Governor's Consent claim with a lawyer's registry search. Confirm the family's right to sell where a family receipt is part of the chain.
