If you're hunting for a 2 bedroom flat for sale on mainland Lagos, here's the honest picture: it's the most competitive segment in the market. First-time buyers, young landlords and downsizers all want the same thing, so the good ones move fast.

I've sold 2-beds across Yaba, Surulere, Gbagada and Ikeja this year. This is where the value is, area by area, with real numbers.

Asking prices, remember. What sellers actually accept is usually 10-18% less. On a ₦80M flat, that's real money — negotiate properly.

Where the Value Actually Is

Yaba and Akoka win on pure numbers. A ₦65M 2-bed near the University of Lagos axis rents to young professionals and postgrad students who pay reliably and renew. Yields of 7-9% gross are achievable here, which is rare anywhere in Lagos at this price point.

Surulere is the safer, deeper market. It's been a rental machine for decades — families, professionals, creatives. Prices are higher than Yaba, but so is liquidity. When you want to sell, Surulere buyers are always around.

Ogba and Ifako-Gbagada are the quiet value plays. Less hype, less competition from other buyers, and 2-beds that would cost ₦20M more two junctions away. The trade-off is slower appreciation.

Ikeja is the prestige buy. You'll pay ₦85M+ for a 2-bed and accept a 5-6% yield. You're buying the address — Allen Avenue, Toyin Street, Opebi Road carry weight — and betting on long-term appreciation, not cash flow.

New Build vs Older Blocks

New builds cost 15-25% more and come with modern fittings, better plumbing and (usually) proper parking. Older blocks are cheaper per square metre but budget for renovation — I've seen "₦60M bargains" swallow ₦12M in rewiring, plumbing and tiling.

My rule: if the block is over 20 years old, get a builder to walk it with you before you agree a price. What looks like "character" is often just deferred maintenance.

What to Inspect Before You Offer

Two-bedroom buyers skip inspections more than anyone, and it costs them. Check these:

  • Water pressure and plumbing — run every tap. Low pressure on the top floor is a classic mainland problem.
  • Parking — one allocated slot minimum. "General parking" means street parking, which means wahala.
  • Estate or facility dues — ask for the last 12 months of receipts. Arrears become your problem.
  • POP ceilings and tiling — cheap finishes in a "new" build signal corners cut everywhere else.

Ten minutes of checking saves millions in regret. I insist on it for every client.
