TL;DR: Bode Thomas is Surulere's commercial spine — ground-floor shops and eateries with flats above, feeding straight into the Adeniran Ogunsanya and Shitta loop. As of Oct 2026, 2-bedroom asking rents from listings run ₦4M–₦7.5M/yr. You live here for centrality, food and Island access via Eko Bridge, not for quiet.
₦4 million for a 2-bedroom flat. ₦5 million for another two streets away. ₦7.5 million for a serviced unit with a BQ off the same road.
Those were Bode Thomas listings in September 2026. Same street name, three different Surulere experiences. That is Bode Thomas in a nutshell: the address gets you to the door, the compound decides your life.
Bode Thomas Street is one of central Surulere's main commercial corridors. It is busy, mixed-use and unapologetic about it. Shops and eateries take the ground floor. Flats sit above. Families and young professionals who want central Surulere without leaving the mainland choose it deliberately.
The food corridor alone explains the footfall. Verified addresses on the street include Domino's Pizza at 86 Bode Thomas, Magrellos Fast Food at 85, Sweet Fry's at 83, Oak House Rooftop Restaurant, Bar and Lounge at 85, Lounge Thirty8 at 67, Maidstone Treata at 32, and Blings accessories at 29.
Banks and retail line the rest. The street feeds into the Adeniran Ogunsanya and Shitta commercial loop, so it never really empties during working hours.
Residential stock on Bode Thomas is mid-range mainland: tenement blocks, 2- and 3-bedroom flats above shops, and a few larger compounds and duplexes just off the main road.
As of Oct 2026, from listings I checked:
A spacious 2-bed on Bode Thomas was asking ₦4.0M/yr. Off Babs Animashaun Road by Bode Thomas Junction, 2-beds were ₦5.0M–₦6.0M/yr. A newly renovated 2-bed on Oyediran Street off Bode Thomas was ₦4.5M/yr. At the premium end, an exquisite 2-bed with BQ in Eric Moore Heights off Bode Thomas was listed at ₦7.5M/yr, plus service charge billed quarterly.
Looking bigger: a 3-bedroom bungalow on Bode Thomas was ₦8.0M/yr, a 4-bedroom duplex ₦12.0M/yr, and a 4-bed semi-detached off Bode Thomas Road ₦20.0M/yr.
Market data in area research put Surulere 2-beds around ₦4.75M–₦5M/yr as of late 2026. Bode Thomas sits right in that band, with serviced and newer blocks pulling above it. Confirm agency, legal and service charge totals — first-year cost is not the headline rent.
Bode Thomas is busy throughout the working day. Expect slow movement 7am to 10am and 4pm to 8pm, with midday congestion around shopfronts and bus stops.
It is also an official relief route. Lagos State's March and April 2026 Ojuelegba flyover advisories routed Eko Bridge, Costain and Iponri traffic via Iponri Estate Road to link Bode Thomas, then Adeniran Ogunsanya to Shitta Roundabout. When Ojuelegba is under pressure, Bode Thomas feels it.
For residents, that centrality is the point. You can reach the Island via Eko Bridge, Yaba via the Ojuelegba axis, and Ikeja via Western Avenue without crossing Lagos. When the whole city is moving, Surulere is in the middle of the map.
You will eat well and shop easily. Eateries, fast food, rooftop lounges and neighbourhood retail are on your street. For a formal mall experience, Adeniran Ogunsanya Shopping Mall is minutes away in the same loop.
Noise is part of the contract. Generator hum, delivery bikes and evening lounge traffic come with a commercial spine. Flats set back from the road or on higher floors handle it better. Inspect at 7pm, not just at noon.
Power and water are building by building. Some newer blocks advertise 24-hour electricity and security. Older tenements rely on prepaid meters and boreholes. Ask who pays for what.
Schools, hospitals and the National Stadium axis are all within the wider Surulere catchment, which is why families stay despite the buzz. This is long-settled Lagos, not a new estate experiment.
Renters choose Bode Thomas for location. A 2-bed here at ₦5M leaves you with mainland space and Island access that would cost multiples in Lekki Phase 1.
Buyers and commercial tenants look at the frontage. A shop by Bode Thomas Junction was listed at ₦2.5M/yr, showing the retail value of the footfall. Residential conversions to office and commercial use are common in the wider Surulere core. If you buy a house hoping to convert, verify planning and title use.
Title in Surulere is often older — Deed of Assignment, family receipts and registered surveys appear frequently. Do proper diligence. A good street does not clean a bad title.

As of Oct 2026, asking rents from listings run ₦4M–₦7.5M/yr. Standard flats cluster around ₦4M–₦6M/yr, with serviced units in managed blocks at the top of the range. Service charge is extra.
Both. It is a commercial spine with shops and eateries at ground level and flats above and on side streets. The residential feel is urban and busy, not quiet estate living.
The main route is via Ojuelegba to Eko Bridge toward the Island, or via Costain. At peak hours the Ojuelegba interchange is congested, so allow extra time in the morning.
Verified street addresses include Domino's Pizza, Magrellos Fast Food, Sweet Fry's, Oak House Rooftop and Lounge Thirty8. The street is one of Surulere's densest food corridors.
Footfall supports shops and commercial conversions, and rental demand from Island and Yaba workers is steady. Verify title and approved use carefully, especially on older houses.
