TL;DR: Allen Avenue is Ikeja's busiest commercial strip — mostly offices, hotels and converted buildings now, with the actual homes on the quieter streets just off it. As of Oct 2026, 2-bedroom flats off Allen are asking ₦4.5M–₦5M/yr and furnished/serviced 2-beds around ₦10M–₦12M/yr, while 3-bedroom serviced flats on the avenue itself list around ₦10M/yr. Live here for work and convenience, not for quiet.
If you are new to mainland Lagos, Allen is the road everyone tells you to start from. In my experience showing people property in Ikeja, most visitors picture a residential street. It is not. The original houses have largely converted to offices, restaurants, hotels and retail, so the road today reads almost entirely commercial from end to end.
It feeds Opebi Road at one end and joins Obafemi Awolowo Way via Toyin Street at the other, which is why everything wants a frontage here. Banks, pharmacies, eateries and office blocks line both sides.
The verified anchors tell the story: Ofada Heaven at 47 Allen Avenue, Item7go at 56 Allen Avenue, Zaaz Hotels at 4 Allen Avenue, plus Presken Hotel & Suites and Crownedge Hotels just off the avenue. That mix — food, hotels, offices — is the daily reality of the road.
You do not really "live on Allen" the way you live on a GRA street. What housing remains tends to sit above or behind commercial frontage, or just off the main road on Hilton Drive and the side streets. That suits a specific person: the consultant with clients in Ikeja, the business traveller who hates commuting, the young professional who would rather walk to meetings than drive.
The trade-off is noise and movement. At night, especially on the hospitality stretches, the road stays active. If you need a quiet family compound with a garden, you will be happier two or three streets back — and you will still keep the Allen address for directions.
Serviced flats are the strongest residential product here. They bundle security, standby power and housekeeping into one rent, and corporate tenants prefer that simplicity. Unserviced flats off Allen exist, but they sit inside older blocks and the quality varies street by street, so inspection matters more than photos.
All figures below are asking prices from current listings, not closed deals — Allen moves fast, so confirm before you budget.
Flats off Allen: - Standard 2-bedroom flats: ₦4.5M–₦5M/yr in most current listings - Furnished 2-bedroom flats with inverter and serviced-estate features: around ₦12M/yr - Serviced 3-bedroom apartment directly on Allen Avenue: around ₦10M/yr in a PropertyPro listing updated September 2026, with agency, legal and caution deposit charged separately
Larger houses off Allen appear less often: 3-bedroom duplexes off Allen list around ₦9M/yr, 4-bedroom semi-detached duplexes around ₦15M/yr, and bigger detached houses for corporate lease run considerably higher.
Commercial, for context: small shop space off Allen was asking ₦3.5M/yr, and a 200 sqm open-plan office facing Allen Avenue listed at ₦18M/yr (roughly ₦90,000/sqm/yr before service charge). Allen frontage is priced for footfall, not for bedrooms.
My rule for clients: if the listing says "Allen Avenue" but the photos show a quiet compound, it is almost certainly off Allen, not on it. That is usually a good thing. Ask for the exact street name.
Traffic is heavy around office arrival and departure, and the junctions with Opebi Road, Toyin Street and Obafemi Awolowo Way are the slow points. I advise clients with 9-to-5 offices on Allen to stagger start times if they can — the last kilometre is the slow part, not the drive across Ikeja.
Day to day, Allen is practical. You can eat, bank, hold meetings, buy provisions and get to Ikeja GRA or Alausa without leaving the corridor. For visitors to mainland Lagos, it is the default first stop because one road solves most logistics.
For residents, the hidden cost is power and servicing. A cheap headline rent in a non-serviced block can cost more over a year once you add generator, diesel, security and water. Serviced flats on Allen look expensive monthly but are often clearer on total cost. Do the full-year maths before you compare.
I usually give clients two views on the same inspection day: one serviced flat close to the Allen frontage, and one flat on a side street off Allen. The frontage flat wins on convenience and corporate-let potential. The side-street flat usually wins on sleep, parking and day-to-day calm.
For investors, Allen's value is commercial. Residential landlords tend to do better with professional tenants who want a serviced, short-commute base than with families who will leave after one rent cycle because of noise. Tenancy law and agency fees are standard — expect agency and legal at 10% each on most long lets, plus caution deposit where the landlord asks for it.
If you work at Alausa, in the GRA, or in the Allen/Opebi office belt, living in this corridor makes sense. If your office is on the Island, Allen adds a daily bridge journey on top of Ikeja traffic, and that commute wears people down.
As of Oct 2026, standard 2-bedroom flats off Allen Avenue are asking around ₦4.5M–₦5M/yr in current listings. Furnished and serviced 2-bedroom units in the Allen corridor list higher, around ₦10M–₦12M/yr depending on finishing and power backup.
It suits professionals who prioritise work access over quiet. The avenue itself is mainly commercial with hotels and offices; most residents live on streets just off Allen. Families who want calm, gated streets usually prefer Ikeja GRA or the inner streets off Toyin Street.
Corporate tenants and business travellers dominate demand here, and they pay for bundled security, power and housekeeping. Landlords have converted many older houses to serviced apartments for that market, so serviced stock is the easiest to find.
The main road stays busy and lit because of hotels and restaurants, but side streets vary like anywhere in Ikeja. Choose a gated compound with security, check the street after 8pm during inspection, and confirm who controls access.
Allen gives you footfall, visibility and the widest choice of restaurants and banks. Opebi Road is more purely corporate and a bit calmer for staff parking and client visits. Many firms tour both on the same day because they are minutes apart.
