TL;DR: ₦100,000–₦180,000 per sqm/year is where serious office rent sits on Opebi Road as of Oct 2026 — small furnished suites start around ₦2.1M/yr before service charge, while Grade A space on the road asks ₦180,000/sqm/yr. Opebi is Ikeja's corporate corridor from the Allen core toward Maryland: brilliant for a business address, thinner for family living, with the better flats on the side streets.

A road priced by the square metre

Most roads in Lagos are discussed flat by flat. Opebi is discussed by the sqm, and that tells you who the landlord expects: a company.

The corridor runs from the Allen/Ikeja core toward Maryland, mixing office buildings, coworking space, retail and a shrinking number of residential houses. Companies cluster here because of the access triangle — Allen Avenue for clients, Ikeja GRA for executives, Maryland and the airport axis for movement out of the centre.

A useful anchor: SLOT's Opebi branch is at No. 19 Opebi Road (Awosika Bus Stop), and the Ile-Oja Opebi shopping cluster anchors daily retail. Around them you get banks, pharmacies, eateries and converted flats that now trade as offices.

Office costs as of Oct 2026

These are asking prices from current listings. Confirm size, service charge and whether the quote includes power before you sign anything.

Small serviced and furnished offices - Furnished office directly on Opebi Road: ₦2.1M–₦2.5M/yr, typically plus service charge of around ₦1.5M/yr (₦125,000/month) in the listings I reviewed, agency at 10%, no legal fee on those particular units - 40 sqm office at 80 Opebi Road: priced at ₦100,000/sqm/yr in a current listing - 87 sqm serviced office on Opebi Road: also ₦100,000/sqm/yr

Larger and Grade A space - 100 sqm serviced open-plan first floor: ₦6M–₦6.5M/yr, with service charge quoted separately per sqm - 63 sqm partitioned office in a secured estate off Opebi: ₦6.3M/yr - 660 sqm corporate office on Opebi Road: ₦180,000/sqm/year in the June/July 2026 listing, marketed with 25–30 parking spaces — parking is a headline selling point on this road for a reason

In plain terms: a small team can enter Opebi for low single-digit millions if you accept a converted or serviced suite. A firm that wants its name on a proper floor, lift access and staff parking should budget ₦100k/sqm/yr as a floor, ₦180k/sqm/yr for the best buildings, then add service charge, agency/legal and fit-out.

What kind of business fits Opebi

In my experience, Opebi works best for consultancies, tech and media firms, training and professional services, clinics and labs that need a mainland address, and back-office HQs that want Ikeja credibility without Island rent.

Retail works where it serves the office population — food, pharmacy, telecoms and convenience — rather than destination shopping. The road's daytime economy is workers and visitors, not weekend shoppers.

Residential-to-office conversion is the quiet story here. Several listings explicitly market flats and converted houses for office use around Ile-Oja Opebi. That can be good value — a 4-room converted flat listed at ₦6M/yr near Ile-Oja Opebi is cheaper per room than a Grade A floor — but check planning use, parking and whether the landlord permits signage before you commit. A cheap office your clients cannot find or park at is not cheap.

Living on Opebi and just off it

People do live on Opebi, mostly in flats and serviced apartments in modern buildings who want the Allen/Opebi convenience for work. The main road itself is increasingly commercial, so the calmer housing sits on side streets behind it. That pattern — work on the road, sleep one street back — is how most professionals use the corridor.

Residential stock is far thinner than in Ikeja GRA or off Toyin Street. Nigeria Property Centre was showing only a limited set of unfurnished flats and houses on Opebi Road in late September 2026, with an average asking level around ₦6M across a mix of offices and flats. Treat that as a signal of thin residential supply, not as a 2-bedroom benchmark. If you specifically want to rent a family flat, widen the search to Toyin Street side streets and the GRA edge and drive five minutes to Opebi for work.

For landlords, Opebi residential conversions often earn more as offices than as flats, which is why family stock keeps shrinking. For tenants, that means you compete with companies for the best buildings.

Traffic, parking and the daily reality

Workday congestion concentrates around the Allen/Opebi junction and at office entry and exit times. The road also doubles as a through-route to Maryland and the airport corridor, so through-traffic adds to office traffic even outside your own building's rush hour.

Two practical checks I make clients do:

  1. Park before you pay. Count real spaces at 10am on a weekday, not in the listing photos. Several Opebi listings lead with parking counts because buildings without them lose tenants.
  2. Test the turn. Can clients turn in from both directions, or does the median force a long loop at peak? On Opebi that detail decides whether your address feels premium or stressful.

Power is the other maths. Serviced buildings quote rent plus service charge for a reason: lift, security, cleaning and standby generation are real costs. Ask what hours of power the service charge covers and what happens after those hours. A ₦2.5M office with ₦1.5M service charge is a ₦4M decision.

Opebi vs Allen vs Toyin: a quick way to choose

Allen is visibility and footfall. Opebi is corporate credibility and bigger floor plates. Toyin Street, which runs parallel to Allen and links toward Awolowo Way, is often the value option for smaller offices and for living near work.

If your clients visit you, Opebi usually feels more professional. If your customers walk in off the street, Allen wins. If your team just needs a functional base near both, Toyin side streets often give the best rent-to-space trade-off.

Frequently asked questions

How much is office space on Opebi Road Ikeja?

As of Oct 2026, current listings range from about ₦100,000/sqm/yr for smaller serviced offices to ₦180,000/sqm/yr for large Grade A space on Opebi Road. Small furnished suites start around ₦2.1M–₦2.5M/yr, usually plus service charge.

Can I rent a flat on Opebi Road?

Yes, but choice is limited because many buildings have converted to offices. Most people who work on Opebi live on side streets off Opebi, off Toyin Street, or toward Ikeja GRA and walk or drive a short distance to the office.

Is Opebi Road good for a business address in Lagos?

For mainland corporate credibility, yes. It sits between Allen Avenue, Ikeja GRA, Maryland and the airport axis, which clients and staff understand easily. Check parking and power backup building by building — quality varies more than the address suggests.

What extra costs come with Opebi offices?

Budget service charge on top of rent (around ₦1.5M/yr on smaller furnished suites in current listings), agency fee commonly at 10%, legal fee where charged, plus fit-out and signage. Confirm whether service charge covers full-day power or only set hours.

Opebi Road or Allen Avenue for a small company?

Choose Opebi if you want a quieter corporate feel, meeting rooms and client parking. Choose Allen if walk-in traffic and high-street visibility matter more to your revenue. Many small firms start on Toyin Street for rent reasons and move to Opebi as they grow.
