TL;DR: Bisola Durosinmi-Etti Drive is Lekki Phase 1's relief road — a dualised inner artery built to take pressure off Admiralty Way, lined with offices, services and apartment blocks. As of Oct 2026, listings show 2-beds asking around ₦10M/yr and larger duplexes up to ₦45M/yr. It suits people who value movement and daytime convenience over deep residential quiet.
"Why does everyone tell me to check Bisola Durosinmi-Etti when Admiralty Way is full?"
A client asked me that after his third failed attempt to cross Phase 1 at 6pm. The answer is simple. This road was made for that moment.
Bisola Durosinmi-Etti Drive was dualised alongside the new Hakeem Dickson Road under Governor Ambode, explicitly to improve traffic along the Lekki axis and open additional access into Lekki Phase 1.
That origin explains its character. It is wider and faster than the deep inner streets, carrying through-traffic on purpose. Apartment blocks and duplexes sit back from the dual carriageway, with offices and services at street level.
This is a service and office corridor, not a restaurant strip.
Verified addresses from area research: Sayria Spa at No. 26, Safia Beauty Store and Spa at 25b, pawn.ng at 25a, and a DHL service point at Omission Court. Small office units off the drive have been listed at ₦7M–₦10M/yr, with larger commercial space around ₦82,000–₦100,000 per sqm per year in listing examples.
Daytime economy is practical — logistics drop-offs, beauty and wellness, small professional offices. No Admiralty Way nightlife, but errands get done without circling for parking.
The residential stock is apartment blocks and duplexes set back from the road. Mid-to-upper tier for Phase 1, slightly noisier than streets like Fatai Arobieke because this is a through-route, but far better connected.
As of Oct 2026, from listings I verified:
A newly renovated 2-bedroom flat by Bisola Durosinmi-Etti was asking ₦10M per year, with ₦2M service charge including NEPA light. A self-contained unit in a gated estate by the drive was asking ₦3.7M/yr. At the top end, a 5-bedroom fully detached duplex with 2-room BQ off Bisola Durosinmi-Etti was listed at ₦45M per year.
Shortlet supply is active too — a premium 3-bedroom serviced apartment off the drive was listed at ₦180,000 per day, aimed at business trips and family stays. That tells you landlords here play both long-let and shortlet markets, estate rules permitting.
Morning sees steady outbound flow toward the Link Bridge and the Lekki-Epe Expressway. Because the road was upgraded as a relief valve, it flows better at peak than Admiralty Way. It still slows. Every Phase 1 road does between 7am and 10am.
The difference is predictability. Deliveries, office commuters and residents share the road during the day, so midday stays active but moving. Evening return traffic is the pinch, particularly where it feeds into Admiralty Way junctions.
If you work in Ikoyi or VI and leave at different times on different days, that flexibility is worth money. You have an alternative when the spine locks.
Professionals who run small offices from home or nearby will like the mix. You can live, meet a client at a nearby office, and send a DHL parcel without crossing all of Lekki.
Investors should note the office conversion pattern. Detached houses here are marketed for both residential and commercial use at the same ₦45M/yr level in listings. That dual demand supports rent, but check zoning and estate consent before you buy counting on commercial use.
Families can live here, especially in gated blocks set back from the carriageway, but if your priority is the quietest street for children playing outside, look deeper inside Phase 1 — Hakeem Dickson or Fatai Arobieke will feel calmer.
Always verify title. Phase 1 plots normally carry C of O or Governor's Consent, but check the individual survey and deed, not the area reputation.
Noise check at peak hour, not noon on Sunday. Service charge breakdown: the ₦10M 2-bed example carried ₦2M annual service charge — ask whether diesel, security and water are inside that figure. Estate access at peak can queue; test it if you host often. Flood check: ask neighbours, not just the agent.

As of Oct 2026, listings show a 2-bedroom flat asking ₦10M/yr plus service charge, self-contained units around ₦3.7M/yr, and large detached duplexes up to ₦45M/yr. Prices move fast here; get a current check before you budget.
Both. It is a mixed-use dual carriageway with offices and services at street level and apartment blocks and duplexes set back. It feels more commercial in the daytime than deep residential streets.
Yes, partly. It was dualised as a relief road for Admiralty Way, so it flows better at peak. It still feeds into the same Link Bridge and expressway system, so peak delays are reduced, not removed.
Verified examples include Sayria Spa, Safia Beauty Store and Spa, pawn.ng and a DHL service point. The corridor is services and small offices rather than malls or nightlife.
It suits buyers who want Phase 1 connectivity with both residential and small-office demand. Verify title (C of O/Governor's Consent), estate rules on commercial use, and service charge history before committing.
