Why Ajah Keeps Winning Buyers

Ajah sits on the Lekki-Epe Expressway, minutes from Victoria Island and Lekki Phase 1 when traffic behaves. It has its own commercial life — malls, hospitals, international schools — so you're not commuting to Lekki for everything. The Abraham Adesanya roundabout area has matured fast, and estates along Addo Road and Ogombo Road keep filling up.

The buyer profile here is young professionals, growing families, and investors chasing rental yield. Two-bedroom flats are the hottest ticket, which matches the national pattern.

Before You Pay: Three Ajah-Specific Checks

First, flood history. Parts of Ajah sit low. Visit during or just after heavy rain, or ask neighbours directly. Agents will tell you "it's fine." Neighbours won't lie.

Second, title. Ajah has a mix of C of O land, excised family land, and — in the rougher pockets — land with stories. If the price looks too good for the location, the title is usually why.
