Gbagada Phase 1 vs Phase 2: Street-by-Street Living Guide

Laide Matthews·22 October 2026·7 min read

Key takeaways

  • Phase 1 is Gbagada's original planned estate — older, settled, family-first. Phase 2 (Gbagada GRA Phase 2) is the newer premium tier: bigger new duplexes, higher rents and sale prices, marketed on GRA layout, tarred roads and 24-hour security. As of Oct 2026, 4-bedroom terraces in Phase 1 ask around ₦15M/yr, while newly built 4-bedroom detached duplexes with BQ in Phase 2 ask around ₦18M/yr to rent and ₦480M–₦610M to buy. Same bridge access; different age, stock and price.

TL;DR: Phase 1 is Gbagada's original planned estate — older, settled, family-first.

The one-sentence difference

Clients ask me to treat Phase 1 and Phase 2 as a price ladder. I treat them as an age ladder. Phase 1 is where Gbagada's middle-class identity was built: gated, peaceful, family-oriented, paved roads, spacious older housing. Phase 2 is the GRA upgrade — formally "Gbagada GRA Phase 2," sold on secure layout, tarred roads, stable power and clean titles. Both feed the Third Mainland Bridge commute; the difference is stock and price.

Phase 1: streets, feel and who lives there

Phase 1's verified street names from listing evidence include Olatunji Akinsanya Street, Ayo Onisemo Street/Close and Feyisara Street at the Charly Boy/Phase 1 edge. Listings also place terraces on Mabinuori Dawodu Street in Phase 1. Millennium Estate sits in this zone with access toward Maryland and Gbagada, and it is often grouped with the Phase 1 side of the market.

Commercial life is light and embedded — salons, small supermarkets and internal conveniences rather than heavy trading. Residents shop at the Charly Boy and expressway nodes. The Charly Boy bus stop itself (renamed Olamide Baddo Bus Stop by Bariga LCDA in 2025, though conductors still call it Charly Boy) is Phase 1's noisy edge; streets one block back are standard calm Gbagada residential.

Who lives here: established families, senior civil servants, professionals, some diaspora owners. A distinctive Phase 1 quirk in the research: a studio on Feyisara Street carried an asking "₦11M 17yrs rental value ₦1.5M upward" long-lease listing in September 2026 — a reminder that Phase 1 also trades in long-lease investment stock, not just yearly rents.

Phase 1 rent as of Oct 2026 (asking prices from current listings): - Mini flat at the Charly Boy axis, Phase 1: ₦2.5M/yr (plus service charge in the listing) - Newly renovated 2-bedroom terrace on Mabinuori Dawodu Street: ₦10M/yr (listing text also referenced ₦8M — confirm the live figure) - 4-bedroom terraces on Mabinuori Dawodu Street / Phase 1: ₦15M/yr - 3-bedroom semi-detached duplex in Phase 1: ₦20M/yr in one current listing

Traffic inside Phase 1 is calm. The friction is at the gates: morning outflow joins the expressway queue toward the bridge, and the Charly Boy end feeds the Oshodi–Oworonshoki Expressway corridor. Inside the estate, streets stay quiet through the day.

Phase 2: streets, feel and who lives there

Phase 2 is Gbagada's top residential tier. The verified street from listing evidence is Lanre Awolokun Street, from a short-let listing in September 2026. Millennium Estate's newer section is also marketed under Phase 2 in listings, so confirm the exact estate gate and street when an agent says "Phase 2" — the label is used loosely by marketers.

Inside, commerce is minimal: estate conveniences only. The research notes spots listed around Phase 2 such as Totally Kids Gbagada Phase II and a Skye Bank ATM presence; for real shopping, residents drive to the expressway nodes or toward Ikeja/Maryland.

The stock is the differentiator: newly built detached and semi-detached duplexes with BQs, gated streets, 24-hour security marketing, fitted kitchens, family lounges and modern baths. Residents are wealthy Mainland families, business owners and executives who want GRA living without leaving the Third Mainland Bridge corridor.

Phase 2 prices as of Oct 2026 (asking prices from current listings and the area research): - Newly built 4-bedroom detached duplex with BQ in Gbagada GRA Phase 2: ₦18M/yr rent (multiple current listings at this level) - 4-bedroom semi-detached duplex rental example in the research: ₦18M/yr - 2-bedroom ground flat rental example: ₦6.5M/yr - Short-lets for furnished 2–4 bed units: ₦60,000–₦185,000/day (August 2026 listings) - Newly built 5-bedroom detached duplexes with BQ and C of O for sale: ₦480M–₦610M asking (September 2026)

That sale figure comes from a thin luxury inventory, not a broad Phase 2 average. Compare detached with detached and terrace with terrace, and verify title at the land registry — Phase 2 marketing leans on C of O and GRA consent.

Internally, Phase 2 is quiet; peaks concentrate at the estate exits. Off-peak, the Phase 2-to-bridge run is one of the quickest Island-commute starts on the Mainland. At peak it joins the same Oworonshoki queue as everyone else.

Side-by-side: how I help clients choose

Age and stock. Phase 1: older houses, terraces, renovated family homes, some long-lease stock. Phase 2: new-build detached and semi-detached duplexes with BQs.

Price. Phase 1 terraces cluster around ₦10M–₦15M/yr for 2 to 4 bedrooms in current listings. Phase 2 starts where Phase 1's family rents end: ₦18M/yr for a 4-bedroom detached rental is the repeated current asking level, and sale prices for top new builds run into hundreds of millions.

Feel. Phase 1 is lived-in and communal, with the Charly Boy edge noisier than the interior. Phase 2 is quieter, more uniform and more security-marketed, with less street life.

Commercial access. Neither phase is a shopping district. Phase 1 is closer to the Charly Boy/expressway nodes; Phase 2 residents drive a bit more for the same errands.

Commute. Both feed the Apapa–Oworonshoki Expressway to the Third Mainland Bridge at Oworonshoki. Phase 2's newer estates are a touch deeper into Gbagada; Phase 1's Feyisara/Charly Boy edge is closer to Ikorodu Road alternatives. In practice, your gate and your departure time matter more than your phase.

My honest guidance: families who want space, a settled street and lower total rent usually land in Phase 1. Buyers who want a new duplex, BQ, modern finishing and GRA-style marketing — and can carry the price — land in Phase 2. Renters who only need a small flat should also price Soluyi and Ifako-Gbagada before paying a Phase premium for an address they will not use.

A note on names before you pay anyone

"Gbagada Phase 1" and "Gbagada GRA Phase 2" are consistently used by listings and the Nigeria Property Centre area guide, but geocoders do not treat them as tidy formal places, and Millennium Estate is marketed across both phases depending on the section. I have seen the same estate described two ways by two agents in the same week.

So do this on any Phase 1 or Phase 2 deal: get the exact street name (for example Lanre Awolokun Street in Phase 2, or Mabinuori Dawodu Street in Phase 1), confirm the estate gate and LCDA address, and inspect the specific house — not the phase brochure. Titles in this corridor commonly include C of O and Governor's Consent marketing; verify the document, survey and consent chain before you commit funds.

Frequently asked questions

Is Gbagada Phase 1 or Phase 2 better?

Phase 2 is newer and more premium, with bigger new-build duplexes and higher prices. Phase 1 is older, more settled and generally cheaper for family terraces. "Better" depends on whether you are paying for new construction and GRA-style finishing or for established streets and lower rent.

How much is a duplex in Gbagada Phase 2?

As of Oct 2026, newly built 4-bedroom detached duplexes with BQ in Gbagada GRA Phase 2 are asking around ₦18M/yr to rent. Top new-build 5-bedroom detached duplexes for sale listed at ₦480M–₦610M asking in September 2026 — a thin luxury set, not an area average.

How much is rent in Gbagada Phase 1?

Current Phase 1 listings show a mini flat around ₦2.5M/yr, a renovated 2-bedroom terrace around ₦10M/yr, and 4-bedroom terraces around ₦15M/yr. Exact rent depends on the street — Mabinuori Dawodu Street terraces and Feyisara Street stock do not price identically.

What streets are in Gbagada Phase 1 and Phase 2?

Verified Phase 1 streets from listings include Olatunji Akinsanya Street, Ayo Onisemo Street/Close, Feyisara Street and Mabinuori Dawodu Street. A verified Phase 2 street is Lanre Awolokun Street. Millennium Estate spans the wider zone and is marketed under both phases, so confirm the exact gate.

Do Phase 1 and Phase 2 have good access to the Island?

Yes — both feed the Apapa–Oworonshoki Expressway to the Third Mainland Bridge at Oworonshoki. Off-peak the run is short; at morning and evening peak both phases join the same bridge queues, so departure time matters more than phase.
