TL;DR: How much does it actually cost to live off Toyin Street? As of Oct 2026, 2-bedroom flats off Toyin are asking around ₦5M–₦7M/yr, 4-bedroom duplexes for residential or office use run ₦8M–₦20M/yr, and luxury detached houses go higher. Toyin itself is mostly commercial; the homes people rent are on the inner streets off it — close to Allen Avenue, usually a bit cheaper than Allen frontage, and quieter at night.
Most people find Toyin because they first priced Allen Avenue and flinched. Toyin Street runs roughly parallel to Allen and links it toward the Awolowo Way side of Ikeja, so it sits inside the same work-and-shopping circuit without carrying Allen's full hospitality strip.
The main corridor is commercial — banks, financial institutions, corporate offices, shops and hospitality-compatible buildings. The living happens one turn back, on inner streets with gated houses, blocks of flats and small estates. That is the Toyin proposition: Ikeja-core access with a more residential side street.
If you need to be at the Secretariat in Alausa, at a client office on Allen or Opebi, or near Computer Village without living on top of it, this pocket makes practical sense.
These are asking prices from current Nigeria Property Centre, PrivateProperty and PropertyPro listings. They are not averages and they move quickly in Ikeja, so treat them as a budgeting range and confirm the live figure before you plan.
Flats off Toyin Street - 2-bedroom flat (upstairs, off Toyin): ₦5M/yr in several current listings - Newly renovated 2-bedroom flats off Toyin: around ₦7M/yr - Older 2-bedroom stock toward the Toyin/Opebi/Oregun edge: one listing at ₦2.5M/yr — finish and compound quality explain the gap, so photos alone will not tell you which end of the range a flat belongs to
Agency, legal and caution deposit are normally charged on top, commonly 10% each in the listings for this corridor.
Duplexes and houses off Toyin - 4-bedroom semi-detached duplex for residential or office use: ₦8M/yr in a PropertyPro listing; another brand-new 4-bedroom semi-detached listed lower, so condition and exact street move the figure a lot - 4-bedroom duplex with BQ marketed for office or residential use: ₦10M/yr - 5-bedroom semi-detached duplex with BQ for office use off Toyin: ₦16M/yr (2-year term in the listing) - 4-bedroom fully detached duplex with BQ off Toyin: ₦20M/yr - Luxury 5-bedroom detached duplex off Toyin: ₦35M/yr in a February 2026 listing
The area research file for this brief also recorded a 4-bedroom detached duplex off Toyin advertised at ₦20M/yr in August 2026, which lines up with the current detached stock.
For offices, Toyin is the value play in the Allen/Opebi triangle. September 2026 office examples in the research ranged from about ₦3M/yr for ~100 sqm off Toyin up to ₦6M–₦15M/yr for larger spaces. You trade Allen frontage for lower rent per room.
Rent is only the first line in Ikeja. When I budget with clients for Toyin, I add:
A ₦5M flat with stable compound power arrangements can be cheaper to live in than a ₦4.5M flat where you run a generator nightly. Inspect at night if you can, and talk to a current tenant in the compound about power and water. That five-minute conversation is worth more than any listing description.
Walk off Toyin on a weekday and the change is quick: less trading, more gates, school and church traffic, parked cars along residential streets. It is a practical mid-market pocket close to Ikeja's core rather than a prestige address — Ikeja GRA is the prestige play; Toyin is the sensible one.
Families choose it because you can still get a compound feel, a BQ in the bigger duplexes, and room to park, without paying GRA prices. Young professionals choose it because a 2-bedroom off Toyin puts Allen's restaurants and Opebi's offices within a short drive, and the Awolowo Way end connects toward the Secretariat and Ikeja City Mall side of Ikeja.
Parking is the constraint I warn every client about. On the commercial stretches of Toyin, office and shop parking spills onto the road, and the junctions at both ends are the slow points at peak. Inside the residential streets, most compounds park internally, but visitor parking is tight. If you entertain or run a small office from home, check the street at 11am and again at 4pm.
Allen frontage is the noisiest and the most commercial; living there suits short corporate lets more than families. Opebi is more corporate again, with thinner residential stock because so many houses have converted to offices.
Off Toyin, you are still five to ten minutes from both, but you sleep on a residential street. Rents reflect that order: Allen serviced stock at the top, Opebi residential thin and mixed with office pricing, Toyin side streets a step below Allen for comparable bedrooms in most listings.
For buyers rather than renters, Toyin appears mostly as rental and office stock in current listings rather than a deep sales market. If your goal is to buy a family house in Ikeja, I would normally widen the inspection to Ikeja GRA and Adeniyi Jones Avenue and treat Toyin as a rental-first corridor unless a specific house is being sold.
Live off Toyin if you work in the Allen/Opebi/Awolowo triangle, want a proper flat or duplex rather than a serviced apartment, and value a shorter weekday commute over GRA quiet.
Look elsewhere if you need guaranteed estate-level security and management in a large serviced block (Allen and Opebi have more of that stock), or if you need absolute quiet — Toyin is still inner Ikeja, and inner Ikeja is active.
As of Oct 2026, 2-bedroom flats off Toyin Street are asking around ₦5M/yr, with newly renovated units around ₦7M/yr in current listings. Agency, legal and caution deposit are usually added on top.
Both. Toyin Street itself is mainly banks, offices and shops; the residential stock is on inner streets off Toyin — gated houses, blocks of flats and small estates. Most "Toyin Street" rental listings mean off Toyin, not on the main road.
Off Toyin is usually cheaper than serviced Allen Avenue stock for similar bedrooms, because you are not paying for Allen frontage and hospitality-strip visibility. You stay in the same Ikeja core, with Allen a short drive away.
Current listings show 4-bedroom duplexes off Toyin ranging roughly from ₦8M/yr to ₦20M/yr depending on detached vs semi-detached, BQ, finish and whether the landlord targets office use. Luxury detached houses have listed as high as ₦35M/yr.
For professionals and families who work around Allen, Opebi, Awolowo Way or Alausa, yes — it is practical, central and more residential than Allen. Check the exact side street for parking, power arrangements and compound management before you pay.
