Ikeja is where mainland Lagos does business. The state secretariat, the tech companies along Mobolaji Johnson, the malls, the airport 20 minutes away. For professionals who work on the mainland, a 3-bed here means cutting the commute to almost nothing.
I know Ikeja's neighbourhoods block by block. GRA's quiet avenues are a different world from the bustle of Computer Village, and the rent reflects it. Here's the breakdown.

GRA commands its premium honestly — planned layout, good roads, embassies and corporate tenants. Allen and Opebi give you the commercial buzz. Ogba and Ojodu are where value hunters should look.
Two words: jobs and airport. Ikeja's employment density means tenants will pay to live near work, and landlords know it. Unlike the island corridors where new supply keeps arriving, Ikeja's land is mostly built up — scarcity supports prices.
The airport factor is underrated. If you travel frequently for work, living 20 minutes from MMA2 instead of two hours from Lekki is worth real money. I've had clients choose Ikeja over Lekki purely on this maths.
Ikeja's older blocks can hide issues behind fresh paint. Check plumbing thoroughly — some of these buildings are 30+ years old. Confirm the water arrangement (borehole with treatment is the gold standard here). And on the Allen/Opebi commercial streets, visit at night: daytime bustle can become nighttime noise.
Service charges in Ikeja's managed estates run ₦500K-1.5M yearly. In non-estate blocks, you're typically dealing directly with the landlord or facility manager — simpler, but get everything in writing.
Your first year is the easy part. In year two, many Ikeja landlords raise rent 10-20% and call it "market." Sometimes it is; often it isn't. Start the renewal conversation three months before expiry, not three weeks. Come armed with current listings for comparable 3-beds in the neighbourhood — data beats sentiment. Good tenants who pay on time have leverage; landlords know vacant months cost more than a modest increase earns. If the hike exceeds the area trend, push back politely and be prepared to move. I've renegotiated dozens of Ikeja renewals, and the tenants who plan early almost always do better than the ones who panic late. Keep a simple file — renewal date, current rent, comparable listings — and the conversation stays calm and factual instead of emotional.

How competitive is the Ikeja 3-bed market? Very, for well-priced units in GRA and Maryland. Corporate tenants move fast. If you find a good one at a fair price, don't sleep on it for a week.
