TL;DR: Sangotedo is the fastest-appreciating corridor on the Lekki axis. As of late 2026, new 1-beds start around ₦85M, 2-beds around ₦109M–₦114M, 3-bed terraces ₦110M–₦142M, and 4-bed duplexes ₦130M–₦280M. Lagos Business School, Novare Mall, and the Monastery Road developments keep pulling demand.
Search "Sangotedo property prices" and you'll see why this post exists — everyone wants to know if they've missed the boat. Short answer: you haven't, but the boat is moving.
Sangotedo sits just past Ajah on the Lekki-Epe Expressway, anchored by Lagos Business School, Novare Mall (Shoprite), and Skymall. It's newer than Ajah, better planned in pockets, and it's where developers are planting their flags in 2026.

Estate land with good title in Sangotedo is genuinely scarce now, which is part of why prices keep climbing. Based on current listings as of late 2026, titled plots in organised estates go for ₦40M–₦70M per plot depending on exact location and title strength. Off-estate family land is cheaper but carries the usual verification burden. If a "plot in Sangotedo" is offered at ₦15M, ask very pointed questions about the title before you get excited.

How much is a 3-bedroom flat in Sangotedo? New 3-bedroom terrace duplexes in Sangotedo list between ₦110M and ₦142M as of late 2026. Flats (as opposed to duplexes) in the 3-bedroom category are rarer here — most 3-bed stock is terraced.
Is Sangotedo a good investment in 2026? It's one of the strongest appreciation stories in Lagos. The combination of institutional anchors (LBS), retail, and ongoing development along Monastery Road gives it fundamentals, not just hype. Rental demand from professionals is deep.
What is the cheapest property you can buy in Sangotedo? New 1-bedroom apartments start around ₦85M in current developments. Below that, you're looking at resale or moving further down the expressway toward Lakowe or Ibeju-Lekki.
Does Sangotedo flood? Some parts do, particularly low-lying areas off the main roads. This is street-by-street, not area-wide. Inspect during rainy season or ask residents — and favour estates with proper drainage infrastructure.
How far is Sangotedo from Lekki Phase 1? About 25–40 minutes without traffic via the expressway. In peak traffic, budget an hour or more. The Monastery Road link improvements are gradually helping.
