TL;DR: Property for sale in Surulere ranges from ₦25M for a mini flat to ₦140M for a 3-bedroom flat as of late 2026 (asking prices). Bode Thomas and Adelabu command the top end; Aguda offers the best value. It's the mainland's most balanced market — central, established, and still reasonably priced.
Surulere is the mainland's middle child that quietly outperforms. It's central to everywhere — Island, Ikeja, Yaba — and its prices haven't run away the way Yaba's have. If you want property for sale in Surulere, you're buying location at a discount to what the same centrality would cost in Ikeja or on the Island.

All figures are estimated asking prices. Transacted prices typically settle 10-18% below asking after negotiation. Houses in Surulere vary wildly by plot size and street — a detached house on a full plot off Bode Thomas prices very differently from a similar house in the Aguda fringes.
Bode Thomas Street. Surulere's prestige address. Wide road, established families, some of the best-maintained older houses on the mainland. Flats here command the top of the Surulere range — a 3-bed off Bode Thomas can push ₦130-140M. The street has genuine heritage value; it was prime Lagos before "prime Lagos" moved to the Island.
Adelabu Street. The commercial-residential mix. Busy, well-connected, and popular with professionals. Prices sit just below Bode Thomas. The advantage: rental demand is fierce because of the street's centrality. The disadvantage: traffic and noise. Visit at 6pm on a weekday before you decide.
Aguda. The value pocket. More residential, slightly further from the Surulere centre, and noticeably cheaper. A 3-bedroom flat in Aguda starts around ₦75M — nearly half the Bode Thomas price for a flat that might be ten minutes away. For families buying to live, Aguda is the smart money.
Three reasons I keep recommending Surulere to buyers who'll listen.
First, location is permanent. Surulere sits at the mainland's crossroads. The Island commute via the Third Mainland Bridge or Eko Bridge is manageable; Ikeja is 20 minutes on a good day; Yaba is next door. No infrastructure project is going to change that geography.
Second, the stock is honest. Most Surulere blocks are older but well-built — the 1970s and 80s construction here used better materials than a lot of what's going up today. A structural check matters, but you're rarely dealing with the rushed new-builds that plague faster-growing areas.
Third, rental demand is broad. Civil servants, professionals, young families — Surulere rents to everyone. That diversity means your investment isn't hostage to one tenant class.
