Magodo is the mainland's gated-community answer to Lekki — without the Lekki price tag. If you're comparing property for sale in Magodo, the first decision is Phase 1 or Phase 2. They're neighbours, but they price and feel different. I've sold in both, and the choice usually comes down to what you value more: prestige or value.

All figures are estimated asking prices; transacted prices typically settle 10-18% below asking after negotiation. Phase 2 runs roughly 10-15% cheaper than Phase 1 for comparable properties.
Phase 1 is the original — older, more established, with the better road network and the stronger name recognition. The streets are wider, the drainage is more proven, and the address carries more weight when you tell people where you live. (Shallow? Maybe. But resale value is real.)
The stock here is a mix of older detached houses and newer infill developments. The older houses on large plots are the interesting play — several have been redeveloped into blocks of flats or terrace units, and that redevelopment trend supports land values.
Prices reflect the premium: a 3-bedroom flat in Phase 1 runs ₦140-200M, and 4-bedroom duplexes go from ₦220M to ₦350M. You're paying for the established infrastructure and the name.
Phase 2 developed later, which means newer stock and — this is the key point — slightly lower prices across every category. A 3-bedroom flat runs ₦120-180M; a 4-bedroom duplex ₦180-300M.
The trade-off: the road network isn't quite as mature, and some interior streets are still catching up on drainage and surfacing. But the estate management is active, security is solid, and the newer builds often have better finishes than Phase 1's older stock.
For a buyer who cares about the house more than the address, Phase 2 is the rational choice. Same Magodo security and estate structure, 10-15% less money.
Magodo sits off CMD Road, which connects it to both Ikeja and the Lagos-Ibadan Expressway corridor. The Isheri axis — just beyond Magodo — offers even lower prices for buyers willing to trade estate living for open neighbourhoods. If Magodo Phase 2 stretches your budget, Isheri is worth a look, though you lose the gated-estate security that defines Magodo's appeal.
Commuting from Magodo to Ikeja is straightforward via CMD Road. To the Island, it's the Third Mainland Bridge route — manageable on good days, character-building on bad ones.
Is Magodo Phase 1 or Phase 2 better? Phase 1 wins on prestige, road network, and resale name recognition. Phase 2 wins on value — 10-15% cheaper for comparable properties — and newer stock. For living, it's personal preference; for investment yield, Phase 2's lower entry price often wins.
