Distress sales in Lagos are real — bank recoveries, AMCON disposals, family settlements and sellers who need speed — but "below market" is only a bargain when the title, occupants and perfection costs still leave you ahead. The discount is the market paying you to absorb risk; your job is to price the risk before you enjoy the discount.

In Lagos, your house has three prices: what you think it is worth, what the market will pay, and what a bank's valuer will write down. Banks lend against the valuer's conservative figure — usually anchored on open market value and shaded towards forced sale value — so a valuation that comes in low is not an insult; it is the system working as designed.

Yes — under PenCom's guidelines, an eligible RSA holder in active employment can use up to 25% of their pension balance as the equity contribution (down payment) on a residential mortgage, once in a lifetime. You need at least ten years of consistent contributions, a mortgage lender who has actually approved your loan, and PenCom's approval before your PFA moves a single naira.

Sending property money to relatives is how a large share of diaspora losses happen — usually not through malice, but through informal handling: no receipts, no verification, funds quietly diverted. Safer alternatives: pay vendors directly by bank transfer, use escrow-style staged payments through your lawyer, and keep family in an oversight role, not a money-handling one.

Verification from abroad rests on three pillars: your own lawyer doing a physical title search at Alausa, a registered surveyor charting the land at the Surveyor General's office, and a live video inspection with someone you trust physically present. If any pillar is missing, don't pay.

As of late 2026, building a standard 4-bedroom duplex in Lagos costs roughly ₦120–250M all-in (excluding land), depending on finishing level and location. Structure and roofing take about 40% of the budget; finishing — tiles, fittings, kitchen — takes another 40% and is where budgets die.

Before paying any Lagos estate agent, verify their LASRERA registration, confirm a physical office and traceable identity, check their listing history, and — most importantly — verify their specific mandate from the landlord for the property in question. A legitimate agent welcomes verification; a fraudster resists it.

Buying in a Lagos estate means buying into a managed community — with its own rules, service charges, and approval processes on top of the normal purchase. Before committing, confirm the estate's title independently, get the full service charge history, read the estate rules, and ask about resale restrictions.
