Legal Fees for Property Transactions in Lagos: Full Guide

TL;DR: Distress sales in Lagos are real — bank recoveries, AMCON disposals, family settlements and sellers who need speed — but "below market" is only a bargain when the title, occupants and perfection costs still leave you ahead. The discount is the market paying you to absorb risk; your job is to price the risk before you enjoy the discount.
Bank and mortgage recoveries. A borrower defaulted, the lender enforced its mortgage, and the property is sold — often through appointed agents or public auction by licensed auctioneers, usually advertised in newspapers. These sales are typically "as is," with the lender selling its interest and limited patience for your conditions.
AMCON disposals. The Asset Management Corporation of Nigeria sells assets taken over from bank debtors. Its process is formal: expression-of-interest/bid forms, a 10% deposit with your bid (non-refundable if you win), and the 90% balance within 15 calendar days of winning. Properties are sold as-is, and AMCON will not take third-party payments outside mortgage financing. This is a cash-ready buyer's arena.
Institutional and family distress. Companies liquidating staff housing, estates under probate pressure, and families settling disputes sometimes price for speed rather than maximum value. These rarely advertise the word "distress" — your agent network hears them first.
Developer cash-flow sales. A developer mid-project discounts completed units to fund the next phase. That is a motivated seller, not a distressed title — often the safest "below market" route if the estate's documents are clean.
Every distress discount is compensation for some combination of:
Bank and AMCON disposals (AMCON publishes bid invitations; bid forms require 10% deposit and 90% balance within 15 days of winning), newspaper auction notices by licensed auctioneers, and agent networks for family and corporate motivated sales.
Sometimes — but the discount compensates for as-is condition, title or occupant risk, and speed of payment. After perfection costs, arrears and repairs, some "bargains" land at market price. Run the full numbers.
You should insist on whatever access the process allows and never bid blind on a property you cannot enter. If inspection is refused, price that blindness into your bid — or walk away.
AMCON's bid terms accept mortgage-financed purchases but not other third-party payments, and its 15-day balance window means your financing must be approved before you bid, not after.
Occupants and title. A cheap house you cannot legally occupy or resell for two years is not cheap. Searches and court-aware legal advice are the insurance.
