Ikoyi is Lagos's priciest rental market — you're paying for the address, the security, and the shortest commute to Victoria Island.
Ikoyi rent prices in 2026 remain the ceiling of the Lagos market. Nothing else comes close on a per-square-metre basis. I've leased property here for years — for executives, diplomats, and families who want the quietest, most secure neighbourhood on the Island — and the first thing every client learns is that Ikoyi doesn't do bargains. It does value, if you know where to look.
Ranges below are asking prices compiled from active listings across the major Lagos portals, late 2026. Closed deals typically land 10–15% below asking, especially on listings that have sat for a while.

Here's the insider split: Old Ikoyi (the quiet, tree-lined streets like Bourdillon and Alexander) has older blocks where 3-beds rent at the lower end of the range — ₦20–28M. The new luxury developments along the waterfront and the Lekki-Ikoyi link axis push ₦35–45M for the same bedroom count. Same neighbourhood, nearly double the rent. The difference is finishing, facilities, and bragging rights.
If your budget is "Ikoyi but sensible," Old Ikoyi's older blocks are the play. If your budget is "money is not the issue," the new builds will happily take it.
Ikoyi has Lagos's deepest serviced-apartment market, and it distorts the numbers. A serviced 3-bed at ₦3M/month is ₦36M/year — but that includes power, cleaning, security, gym and often housekeeping. For a corporate tenant or a returnee landing for six months, it's frequently cheaper than the alternative: renting unfurnished, buying furniture, and running your own generator. Do the full maths before dismissing it.
Value in Ikoyi isn't about finding cheap — it's about finding mispriced. Older blocks in Old Ikoyi with solid structures but dated finishing rent 20–30% below the new developments, and a ₦3–5M renovation (which you negotiate into a longer lease) can close the lifestyle gap completely. I've set clients up this way multiple times; landlords of older stock are often more flexible than you'd expect.
Also consider the fringe streets. The difference between a prime Bourdillon address and a quiet street two turns away can be ₦5M a year on the same flat. Same security, same commute, different postcode premium. Walk the streets before you commit to the address.
How much is a 3-bedroom flat for rent in Ikoyi? As of late 2026, ₦20–45M per year is the typical asking range. Older blocks in Old Ikoyi sit at the lower end; new luxury developments command the top.
Why is Ikoyi rent so expensive? Scarcity and status. Ikoyi has the most secure, best-planned residential environment in Lagos, the shortest commute to VI, and strictly limited new supply. You're paying for all three.
Ikoyi vs Victoria Island: which is cheaper to rent? Ikoyi is pricier — roughly 15–25% more than VI for comparable flats. VI gives you centrality and business proximity; Ikoyi gives you quiet and prestige.
Are there affordable areas within Ikoyi? "Affordable" is relative here, but Obalende-adjacent streets and older blocks off the main roads offer the lowest entry points. Even then, you're looking at ₦8M+ for a 2-bed.
Do Ikoyi landlords accept one-year rent? Usually it's one to two years upfront, like the rest of Lagos. Serviced apartments are the exception — monthly terms are standard there.
Are there cheaper alternatives near Ikoyi? Obalende and the Dolphin Estate axis border Ikoyi and rent 30–40% lower for comparable flats — you're minutes from Ikoyi proper without the postcode premium. The trade-off is denser streets and less of the quiet, tree-lined feel. For many of my clients, it's the rational compromise: Ikoyi access at non-Ikoyi prices.
