A duplex for sale in Ikoyi is a different conversation from the rest of Lagos. This is the premium market. Buyers here aren't stretching — they're choosing.

I've worked deals across Ikoyi for years, and the first thing to understand is that "Ikoyi" covers a wide range. A 4-bed semi-detached off a busy road and a detached duplex on Gerard Road are both "Ikoyi duplexes." They are not the same asset.

Bourdillon Road. Long-established, tree-lined, and home to some of Ikoyi's finest residences. Slightly less frenzied than Gerard Road, which can mean better negotiating room.

Adetokunbo Ademola Street. The commercial-residential spine. Quieter side streets off it offer strong value — you're minutes from everything without paying the main-road premium.

Banana Island. Technically its own market. Prices start where the rest of Ikoyi tops out. The security and exclusivity justify it for the buyers who want it; for pure investment yield, the numbers rarely work.

Old Ikoyi (McPherson, Thompson Avenue axis). The heritage zone. Larger plots, older houses, and some of the best land-value plays in Lagos. Many buyers here purchase to rebuild.

At ₦800M — the middle of the 4-bed range — expect a semi-detached or detached duplex around 400-500 sqm on 500-700 sqm of land, in a good (not trophy) location. Four to five bedrooms all en-suite, a fitted kitchen, BQ (boys' quarters), ample parking, and usually a private compound.

New builds at this price point come smart-home-ready with premium finishes. Resales may need ₦50-150M in renovation — price that in honestly before you compare a ₦750M resale against a ₦900M new build.

Title and Due Diligence

Ikoyi titles are generally cleaner than Lekki's — most are Governor's Consent or C of O, and the federal government allocation history means fewer family-land disputes. But "generally" isn't a verification strategy.

Checklist before you pay: - Title document verified at the land registry by your lawyer — not the agent's lawyer, yours. - Registered survey plan confirming the exact plot boundaries. - Building approval from the relevant authority. Unapproved extensions are common and become your problem. - Service charge and estate levy status if it's in a managed estate.
