Straight answer: ₦700M-₦1.2B+. That's the asking range for a 4-bedroom duplex in Ikoyi right now.
The "+" matters. On Gerard Road or in Banana Island, ₦1.2B is the floor, not the ceiling. And the difference between a ₦700M duplex and a ₦1.2B one isn't just bedrooms — it's land size, street prestige, finish quality, and title strength. Let's break it down properly.

Land. This is the real price driver. A 4-bed duplex on 350 sqm and the same duplex on 800 sqm in Old Ikoyi are different assets. Land in Ikoyi appreciates; buildings depreciate. Price per square metre of land is the number serious buyers compare.
Street. Gerard Road and Bourdillon Road command 20-40% premiums over comparable homes on lesser-known streets. You're buying the address as much as the house.
New build vs. resale. New 4-bed duplexes with smart-home systems, fitted kitchens, and premium sanitary ware price at the top of each band. A resale needing ₦80-150M of renovation should price well below a turnkey new build — do the subtraction honestly.
Title. C of O properties command a premium over Governor's Consent. In Ikoyi, clean federal allocation history is common, but verify anyway. Always.
Mid-range scenario: a 4-bed semi-detached duplex, roughly 450 sqm of living space on 600 sqm of land, on a good street off Adetokunbo Ademola Street.
Five baths, all en-suite. Fitted kitchen with pantry. Two-room BQ. Parking for 4-6 cars. Serviced estate or well-organised street with security levy.
At ₦850M asking, a cash buyer with clean proof of funds reasonably targets ₦720-770M. Add 5-8% for agency and legal fees, and budget the first year's service charges.
A ₦800M 4-bed duplex rents for roughly ₦35-55M per year to a corporate or expatriate tenant. That's 4.4-6.9% gross yield at transacted price.
Furnished corporate lets push higher — ₦60-90M per year is achievable for a well-presented home near the Lekki-Ikoyi Link Bridge or VI access points, on 2-year corporate leases paid upfront.
Ikoyi's play was never yield alone. It's yield plus the strongest capital value retention in Lagos. Over a 10-year hold, that combination has beaten every other island submarket.

What extra costs come with buying a duplex in Ikoyi? Budget 5-10% above purchase price: legal fees, agency fees, documentation and registration, plus service charges or security levies (₦2-5M/year in managed estates).
4-bedroom terrace or detached duplex in Ikoyi — which holds value better? Detached, always — land is the appreciating component, and detached homes sit on more of it. Terraces are cheaper to enter and easier to rent, but detached wins on long-term value.
Can foreigners buy a duplex in Ikoyi? Yes. Foreigners can acquire property in Ikoyi subject to standard Nigerian property law requirements, including Governor's Consent on the transfer. Use a lawyer experienced with expatriate transactions.
How fast do 4-bedroom duplexes sell in Ikoyi? Well-priced, well-titled duplexes on good streets move in 60-120 days. Overpriced listings sit for a year or more — a stale listing is often a negotiable listing.
