At ₦50M+ per year, your expectations should be absolute: impeccable finishing with no "manage it" defects, fully functional power infrastructure (not a generator you fuel yourself), professional facility management, treated water, landscaped and maintained grounds, and security that goes beyond a man with a stick. Get a full inventory and condition report signed by both parties at handover — with photos. At this level, the snag list is a legal document, not a chat.
In Ikoyi, the street is the price. Waterfront and Banana Island axis: the peak. Osborne Foreshore: modern luxury, expat-heavy. Awolowo Road and Bourdillon: old-money prestige, grand houses.
