Best Lagos Areas for Diaspora Investment in 2026

TL;DR: Epe is where Ibeju-Lekki was five years ago — earlier stage, lower entry, bigger infrastructure pipeline relative to price. As of late 2026, estate plots list from around ₦7M (300sqm) to ₦17M (500sqm), with express-facing premium plots far higher. The Food & Logistics Hub, Film City, and universities are the demand engines.
If Ibeju-Lekki is the corridor everyone talks about, Epe is the one smart investors whisper about. It's further out, rawer, and cheaper — which is exactly the combination that created every great Lagos land story before it.
Epe town has always existed, but the investment case is new. The drivers:
Epe's pitch is simple: buy the infrastructure story at Epe prices instead of Ibeju-Lekki prices.
Based on current listings as of late 2026. Epe averages around ₦8M–₦13M per plot across active listings, but the range is wide — location and title do all the work.

Prelaunch and promo prices can dip lower — I've seen entry points around ₦5M per plot on 12-month plans. Treat prelaunch pricing as what it is: a discount for taking early risk.
Distance is everything. "Epe" on a listing can mean Epe town or 40 minutes past it. Ask for the exact location, check it against the expressway, and factor the drive honestly. Land 10 minutes off the expressway and land 45 minutes off it are different investments at similar prices — don't let them be.
Title first, always. Epe's range includes genuine government allocations and registered surveys — and plenty of family land with optimistic paperwork. The verification playbook is the same as Ibeju-Lekki: Alausa search, charted survey, lawyer.
Buy dry land. Parts of the Epe corridor are waterlogged. "100% dry land" is claimed on every listing and true on maybe half. Visit in rainy season. Your future foundation will thank you.
Think in 5–10 year horizons. Epe is not a flip market. It's a plant-and-wait market. If you need liquidity in 18 months, buy closer in.
How much is land per plot in Epe? As of late 2026, typical estate plots in Epe list between ₦7M (300sqm) and ₦17M (500sqm), with the market average around ₦8M–₦13M per plot. Express-facing premium plots run far higher (₦37M–₦60M+).
Is Epe a good place to invest in land? For patient capital, yes. The infrastructure pipeline (Food & Logistics Hub, Film City, universities, airport orbit) is unusually strong for the price point. But it's a 5–10 year hold, not a quick flip, and title verification is mandatory.
Epe vs Ibeju-Lekki: which is better for investment? Ibeju-Lekki is further along — more infrastructure operating today, higher prices, lower risk. Epe is earlier — lower entry, higher potential multiple, higher risk. Many serious investors hold both: Ibeju for the medium term, Epe for the long term.
Can I build immediately on Epe land? In Epe town and the developed corridors (Isiwo, Igbodu, Temu), yes — "buy and build" plots exist. Deeper out, you'll be building among bush for a few years. Be honest with yourself about which buyer you are.
What documents should I get when buying land in Epe? Registered survey, deed of assignment, and evidence of title (C of O, government allocation, or gazetted excision). Then verify all of it independently. The documents are the start of verification, not the end.
