Ask a Lekki-axis agent where the action is and many will point inland from the expressway, to Monastery Road. It runs through Sangotedo's interior, connecting emerging estates to the main corridor — and it's become shorthand for "the new Sangotedo."
Roads reprice land. It's the oldest rule in real estate and it works in Lagos better than anywhere. Monastery Road is the interior artery serving the estates that couldn't fit along the expressway — and as those estates fill up, the road itself keeps improving, which pulls more development, which improves the road. You know the cycle.
The landmarks anchor it: you're minutes from Lagos Business School, Novare Mall, and the Sangotedo commercial strip, but land and property off the main drag priced lower — the classic "one road back" discount that disappears as areas mature.

The pattern is consistent: serviced estates, modern finishing, BQ-inclusive duplexes, and pricing that undercuts Lekki Phase 1 by half or more.
What to look for in any Monastery Road development: completed infrastructure (not renders of infrastructure), an active residents' association or facility manager, and a service charge regime that's actually collected. New estates live or die on management.
New developments: negotiate. Promo pricing, flexible payment plans, and developer eagerness are all leverage. Get everything in writing — delivery timelines especially.
Resale: still rare, which means early resellers sometimes price optimistically. Compare against new-development pricing before paying a premium for "already built."

The "one road back" discount has a lifecycle. Right now, Monastery Road-area property trades roughly 10–20% below expressway-fronting Sangotedo equivalents. As the road improves and the estates mature, that discount compresses — it's already narrower than it was three years ago.
The signal to watch is commercial development along the road itself. When banks, pharmacies, and proper retail start opening on Monastery Road (not just inside estates), the area has crossed from "developing" to "developed" — and prices will reflect it. Early buyers capture that transition; late buyers pay for it.
My read: the discount has another 3–5 years of meaningful compression left. After that, Monastery Road prices converge with the wider Sangotedo market and the early-buyer advantage fades. The window is open, but it's not permanent.
