Key takeaways

  • Amuwo Odofin runs from the Mile 2 transport hub east toward Festac Town and the newer estates beyond it, and it works for people who want Island access without Island rent. As of Oct 2026, 2-bedroom flats are asking roughly ₦3M–₦5M a year in Festac and the Divine Estate/Raji Rasaki side, while older Festac stock and 3-bedroom flats on 4th and 6th Avenue sit around ₦3.5M–₦5M depending on finish. Buy if you can verify FHA Consent or C of O title and you are comfortable with the Mile 2 traffic tax.

TL;DR: Amuwo Odofin runs from the Mile 2 transport hub east toward Festac Town and the newer estates beyond it, and it works for people who want Island access without Island rent.

If you work anywhere along the Lagos-Badagry corridor or you need Marina access without paying Surulere or Lekki money, this is where I usually start the conversation.

Where Amuwo Odofin actually starts and stops

Most people say "Festac" when they mean the whole Amuwo Odofin LGA, but the money behaves differently street by street.

Mile 2 is the western gate. It is a transport interchange first and a neighbourhood second — the Blue Line terminates here, danfo and BRT traffic pours in from Oshodi, Apapa and Badagry, and the roads around it stay busy from before 6am. You do not buy residential calm at Mile 2 itself. You buy proximity.

Move east and you enter Festac Town proper, the Federal Housing Authority estate built for FESTAC '77. The layout is still legible: 1st Avenue, 2nd Avenue, through to 7th Avenue, with Roads (21 Road, 23 Road, 32 Road, 512 Road) cutting across. That grid is why older buyers like it. Streets are wide, plots are regular, and you can actually describe a location to a visitor without sending three voice notes.

East and south of Festac you get the extension belt: Raji Rasaki Estate, Divine Estate, Lakeview Estate, and the newer blocks pushing toward Ago Palace Way and the Festac Phase 2 / Imperial City scheme off 6th Avenue. This is where most of the new-build rental stock sits.

What renting looks like right now

I am quoting asking prices from live listings as of Oct 2026, not closed deals. Landlords here still test the top of the range first.

In Festac Town itself, a standard 2-bedroom flat is asking ₦3M–₦4M per year. Clean upstairs units on 5th and 6th Avenue are listed at ₦3M–₦3.5M. Newer or fully renovated 2-beds in estates are asking ₦4.5M–₦5.5M. A 3-bedroom flat on 4th Avenue was listed at ₦3.5M per year in September 2026 listings, and 3-bedroom terrace duplexes just off 1st Avenue were asking ₦4M per year.

Mini-flats (one-bedroom) on 66 Road and around Festac are around ₦2M per year in current listings. That matters because a lot of the demand here is not families. It is singles and couples who work in Apapa, Trade Fair, or who take the Blue Line from Mile 2 into Marina and want a proper flat at night, not a self-contain in a crowded compound.

In Divine Estate and Raji Rasaki, the ask is higher because the finish is newer: serviced-style 2-beds at ₦5M per year show up repeatedly, with service charges on top when the estate provides central power or security levies. Ask what the service charge covers before you fall in love with the POP ceiling.

Shortlets are a separate market here. Furnished 2-beds around Golden Tulip Apartments by Festival Mall are ₦90,000–₦160,000 per day in Oct 2026 listings. That tells you landlords can earn aggressively from short stay, which is why some good long-let units never reach the open market.

Buying: what the title conversation sounds like

Festac is not "buy and relax" territory unless your documents are clean.

Most original Festac plots carry Federal Housing Authority allocation with FHA Consent as the root — sellers will say "FHA Consent as C of O" in listings. I saw a 1,200 sqm residential plot on Road 401, H Close listed at ₦500M asking in late September 2026 with that title wording. Smaller FHA plots on 2nd Avenue were listed in batches around ₦65M–₦120M depending on size (800–1,150 sqm). Do not compare those numbers to a fresh C of O plot in Divine Estate. They are different products.

What I tell buyers: if the seller cannot produce the allocation letter, the consent chain, and a survey that matches the plot on the ground, walk away and buy the next street. Festac has old family disputes, subdivided plots sold twice, and buildings that have changed hands informally for years. Verification at the FHA office and at Alausa is not optional here.

Newer estates in the extension sell a cleaner story — estate C of O, registered survey, deed of assignment — but you pay for that clarity and you still need to check that the estate's global title is not under a government acquisition overlay along the Badagry corridor.

The Mile 2 to Marina question

The Blue Line is the reason Amuwo Odofin is back in conversations it had lost.

As of Oct 2026, the operational Blue Line runs Marina – National Theatre – Iganmu – Alaba – Mile 2. Five stations, about 13 km, first phase opened September 2023. Mile 2 is the western terminus for now. Phase II toward Festac, Alakija, Trade Fair and Okokomaiko is planned and under construction, but it is not carrying passengers yet — anyone who tells you Festac station is open is selling you a future, not a commute.

For a Festac resident today, the routine is: get to Mile 2 Station, ride to Marina in under 20 minutes of train time, then walk or take a short bus to your office. The road alternative via Eko Bridge at peak can swallow your morning. The catch is the last mile to Mile 2 Station itself. If you live deep inside Festac on 7th Avenue, budget the keke or drive to the station honestly. Proximity to the Mile 2 end of Festac is worth more than a nicer kitchen at the far end.

Who should buy or rent here, and who should not

Rent here if you work in Apapa, Amuwo, Surulere, or Marina and you want a 2-bed with actual living room space for ₦3M–₦5M instead of a cramped Lekki flat at double that. Festac also suits small families who want schools, churches, Festival Mall, and a neighbourhood that does not shut down at 7pm.

Buy here if you are playing the corridor: Blue Line Phase II, the Lagos-Badagry Expressway rehabilitation, and steady rental demand from port, logistics and Trade Fair workers. The yield is in standard 2- and 3-bed flats, not in over-renovated luxury duplexes that try to price like Ikoyi.

Skip it if your job is in Lekki Phase 1 or Ajah and you cannot face the daily cross-town run, or if flooded inner streets during heavy rain will break the deal for you. Parts of Festac and the low-lying extension drain slowly. Inspect in rainy season, and ask neighbours which Roads hold water in July, not just whether the compound is tiled.

Frequently asked questions

How much is a 2 bedroom flat in Festac Town in 2026?

As of Oct 2026, asking rents for 2-bedroom flats in Festac Town are roughly ₦3M–₦4M per year for standard stock on the Avenues, and ₦4.5M–₦5.5M for newer or estate units in Divine Estate, Lakeview and the Festac extension. Total package with agency, legal and caution will be higher, so confirm the full figure before inspection.

Is Mile 2 on the Blue Line train route?

Yes. Mile 2 is the western terminus of the operational Blue Line Phase I, with stations at Mile 2, Alaba, Iganmu, National Theatre and Marina. Trains have run on this section since September 2023. The extension beyond Mile 2 toward Festac Town and Okokomaiko is not yet open for passengers as of Oct 2026.

What title do Festac houses usually have?

Most original Festac properties trace to Federal Housing Authority allocation, transferred by FHA Consent, often described in listings as "FHA Consent as C of O". Newer private estates in Amuwo Odofin may carry a standard C of O. In both cases you should verify the consent chain and survey at the relevant registry before paying.

Is Amuwo Odofin good for rental investment?

It can be, if you buy standard flats at the right entry price. Demand comes from Apapa/port workers, Trade Fair traders, and Marina commuters using Mile 2 Station, plus a strong shortlet market around Festival Mall. Avoid overpaying for luxury finishes that the local rent ceiling will not repay.

Does Festac flood?

Some inner Roads and low parts of the extension hold water after heavy rain, while the main Avenues drain better. It varies street by street, not estate by estate. Visit during or just after rain, check the road level against the compound floor, and ask residents on that exact Road.
