This is the question I get asked most, and the honest answer is: it depends entirely on where in Lagos. A 3-bed is the family standard — the unit everything else is measured against. So let's measure properly, area by area, with real numbers.

Benchmark before you negotiate. If an agent quotes ₦12M for a 3-bed in Surulere, this index tells you that's top-of-market — negotiate or walk. If someone offers ₦8M in Lekki Phase 1, it's either a bargain or a scam. The index is your BS detector.
Factor the extras. Every rent above needs 20-25% added for agency (10%), legal (10%) and service charge. A ₦10M flat is really a ₦12-12.5M commitment in year one. Budget the real number, not the headline.
Watch the trends. Island 3-beds have risen roughly 25-35% annually in recent years; mainland 10-20%. If your landlord's renewal increase exceeds the area trend, push back with data. This index is your ammunition.
Three things drive 3-bed pricing: location (60% of the price), estate/building quality (25%), and finishing (15%). A 3-bed is a 3-bed, but a 3-bed in Banana Island and a 3-bed in Ikorodu share almost nothing except the bedroom count. Compare within areas, never across them.
New supply also matters. Areas with active development (Sangotedo, Ikate) see price moderation from competition. Areas with no new land (Ikoyi, old Ikeja) see relentless upward pressure. That's not changing.
Transparency matters, so here's the method: figures are compiled from active listings on Lagos's major property portals, cross-checked against industry market reports and my own placement data, as of late 2026. Ranges reflect typical asking prices for decent units — not luxury outliers, not distressed bargains. Actual transacted rents usually settle 5-15% below asking after negotiation. I update this index quarterly because Lagos prices move fast enough to make annual data decorative. If you're a landlord or agent and your figures differ, I'd genuinely like to hear why — the index gets better with more ground truth.
