How Diaspora Investors Can Earn Rental Income in Lagos Hands-Free

TL;DR: Flats for rent in Ajah remain the island corridor's best value: 1-beds from ₦2.5M, 2-beds ₦4-6M, and 3-beds ₦5-8M per year as of late 2026. Ajah is the second most searched rental locality in Lagos for a reason — you get island living at mainland-adjacent prices, if you can handle the traffic.
Ajah is where the Lekki dream meets a realistic budget. It's technically on the island corridor, it's minutes from Sangotedo's new estates, and a 2-bed here can cost half what the same flat goes for in Lekki Phase 1.
I've rented out dozens of flats in Ajah — from the estates around Abraham Adesanya to the newer developments pushing toward Lakowe. The value is genuine. The traffic is also genuine. Go in with both eyes open.

Newer estates with full facilities sit at the top of each range. Older blocks and the deeper Ajah interiors sit at the bottom.
Abraham Adesanya / Lekki Scheme 2 axis is the established core — organised estates, decent roads, and the Roundabout commercial area. Most first-time Ajah renters land here.
Sangotedo (technically its own area, but part of the Ajah rental market) offers the newest stock. Monastery Road and the estates off it have modern 2 and 3-beds that would cost double in Phase 1.
The Lakowe/Awoyaya stretch is for the patient. Prices drop further, developments are newer, but you're committing to the full Lekki-Epe Expressway experience daily.
Nobody should rent in Ajah without understanding the commute. If you work in Victoria Island or Ikoyi, a "45-minute drive" can mean two hours on a bad day. The flip side: remote and hybrid workers are Ajah's happiest tenants. If you're only commuting 2-3 days a week, the value equation is unbeatable.
Ask about alternative routes during inspection. Some estates have back-road access that changes everything.
Ajah's new estates look great in photos — and many are. But confirm the estate is actually completed and occupied, not a half-built promise. Check that the management company is active, the gate is manned, and the roads inside are done. An "estate" that's 30% occupied with ongoing construction is a very different living experience from the brochure.
If there's a tenant profile Ajah was made for, it's the hybrid worker. Two or three office days a week transforms the commute from a burden into a manageable routine — and the savings vs Lekki Phase 1 are enormous. Before committing, verify the practical stuff remote work depends on: how many hours of grid power the estate or street actually gets, whether fibre internet reaches the building (ask for the ISP name, not "we have internet"), and whether there's a workable backup power arrangement. Several estates around Sangotedo now have residents working fully remote for Lagos and foreign companies. With the right setup, Ajah gives you island living at a price your salary actually supports.
How much is a 2 bedroom flat for rent in Ajah? Roughly ₦4-6 million per year as of late 2026. Newer estates toward Sangotedo sit at the top of the range.
Is Ajah a good place to rent in Lagos? For value, yes — it's the island corridor's most affordable entry point. For commute, it depends entirely on where you work. Hybrid workers love it; daily VI commuters should think twice.
What is the cheapest flat to rent in Ajah? Mini flats from about ₦2 million per year in the deeper Ajah areas. 1-beds start around ₦2.5 million.
Are Ajah estates safe? The organised estates with active management are generally safe and gated. As always, visit in the evening, check the gate protocols, and talk to residents.
How do Ajah rents compare to Lekki Phase 1? Roughly 40-50% cheaper across bedroom counts. A 3-bed that's ₦20M in Phase 1 is ₦6-8M in Ajah. The discount is the commute.
Should I rent in Ajah or Sangotedo? They're neighbours on the same corridor. Sangotedo has newer stock and slightly higher prices; Ajah proper has more established estates and commercial activity. Inspect both — they're 10 minutes apart.
