TL;DR: As of late 2026, Yaba rents run roughly ₦2.5–5M/year for 2-bedroom flats and ₦4–7M for 3-bedrooms, with mini flats at ₦1.5–3M. Rents have been climbing steadily — tech workers, students and young professionals keep piling in, and supply isn't keeping up. If a listing looks fairly priced, move fast.
Yaba rent prices in 2026 tell the story of a neighbourhood transforming in real time. Five years ago, Yaba was the affordable mainland fallback. Today it's Lagos's tech-and-student corridor, and landlords have noticed. I place clients here regularly — mostly young professionals and small families — and the same thing happens every time: the good flats go in days.
Ranges below are asking prices from active listings, late 2026. In Yaba's hot pockets, negotiation room is thin — 5% if you're lucky.

Three demand engines, all running at once. The tech ecosystem — startups, hubs, remote workers — has made Yaba the default address for young tech money. UNILAG and the cluster of institutions around Akoka feed constant student and staff demand. And the Third Mainland Bridge puts the Island within reach, so Island workers priced out of Lekki settle here and commute.
Supply, meanwhile, is mostly older stock. New serviced developments exist but they're priced at a premium (₦2.5–4M for a serviced mini), which pulls the whole market up with it.
For a decent 2-bedroom in a good part of Yaba — think around the UNILAG axis, Herbert Macaulay way, or the newer estates — ₦3–4M is the fair zone right now. Below ₦2.5M, check what you're compromising on (flood history, power arrangement, or the landlord's temperament — all three matter here). Above ₦5M for a 2-bed, you're in serviced-territory pricing and should demand serviced-level finishing.
One Yaba-specific warning: flooding. Parts of Yaba flood badly in rainy season. Ask the neighbours, not the agent, about the last rainy season. Agents have selective memories about water.
View in the afternoon, after rain if possible. Yaba's two big gotchas — flooding and traffic-locked access — both reveal themselves at specific times. Morning viewings hide everything.
Checklist: ask neighbours (not the agent) about flooding last rainy season. Test the water pressure and ask about the borehole or water arrangement — Yaba's public supply is patchy. Confirm the power setup: estate transformer, dedicated line, or generator-only? Look at road access during closing hours — some streets become impassable. And count the actual rooms against the listing; "3-bedroom" in Yaba occasionally means two bedrooms and optimism.

Does Yaba flood? Parts of it do, particularly during heavy rains. Always ask residents about flooding history before committing — it's the single most important Yaba-specific check.
Can I get a self-contain in Yaba under ₦1M? Barely. Room self-contains start around ₦800k in the less prime pockets, but decent ones run ₦1–1.5M. Anything much cheaper deserves serious scrutiny.
Is Yaba safe to live in? Generally yes, especially the busier corridors around UNILAG, Herbert Macaulay Way and the commercial axes — there's foot traffic at most hours, which is its own security. Like everywhere in Lagos, lock up properly, know your neighbours, and avoid poorly lit shortcuts late at night. Most estates and many streets run local vigilante or guard arrangements; ask about them before signing. Daytime Yaba is as safe as anywhere in Lagos; standard street sense applies after dark.
