Flats for Rent in Sangotedo: Prices & New Estates

TL;DR: Flats for rent in Sangotedo offer the newest rental stock on the Lekki corridor: 2-beds ₦4.5-7M and 3-beds ₦6-9M per year as of late 2026. Monastery Road and the estates behind it are where the action is. Verify estate completion before committing — Sangotedo's boom means some "estates" are still more promise than place.

Sangotedo went from afterthought to hotspot in under a decade. The estates here are newer than anything in Lekki Phase 1, the prices are 30-40% lower, and the appreciation story keeps investors interested — which means more rental stock keeps arriving.

I've rented flats in Sangotedo's estates since the boom started. The opportunity is real, but so is the variance: a finished, occupied estate and a half-built one can sit on the same road. Here's how to tell them apart and what to pay.

Flat Prices in Sangotedo

Estimates based on current listings as of late 2026:

Property Type Typical Range (per year)
1-bedroom flat ₦3M – ₦4.5M
2-bedroom flat ₦4.5M – ₦7M
3-bedroom flat ₦6M – ₦9M
Mini flat ₦2.5M – ₦4M

Monastery Road estates sit at the top of each range. The deeper estates toward the Epe side offer the bottom — with a longer commute attached.

The Estates Worth Knowing

The Monastery Road corridor is Sangotedo's prime rental zone — organised estates, commercial development following, and the best road access. The estates off Lekki-Epe Expressway (between Ajah and Sangotedo town) mix older and newer stock at competitive prices. The emerging estates toward Lakowe are the frontier: cheapest rents, newest buildings, but confirm occupancy and management before you sign.

My rule for Sangotedo: never rent in an estate below 50% occupancy. Below that threshold, security is thin, facilities are theoretical, and you're living on a construction site with a gate.

New Build Advantages (And Traps)

New Sangotedo flats have real advantages — modern finishing, en-suite bathrooms as standard, better power planning, and developers who actually thought about parking. But new builds also hide defects behind fresh paint. Check for: water pressure on upper floors, quality of plumbing fittings, whether the "fitted kitchen" is actually fitted or aspirational, and cracks that suggest rushed construction.

Also confirm the developer has handed over estate management to a functioning association or manager. Developer-managed estates work until the developer loses interest — then service collapses.

The Commute Reality

Sangotedo to VI is 30-60 minutes depending on the day's mood. To Ikoyi, add 15. The road infrastructure keeps improving, but you're still on the Lekki-Epe Expressway's terms. Remote and hybrid workers are Sangotedo's happiest tenants — if you're commuting daily to the Island, do the drive at rush hour before you sign anything. Not on a Sunday. On a Tuesday.

Sangotedo's Infrastructure Bet

Sangotedo's future hinges on infrastructure, and the signs are encouraging. Road improvements along the Lekki-Epe Expressway corridor continue, commercial development follows the rooftops, and each completed estate makes the next one more viable. For renters, this means two things: your area gets better every year you stay, and your renewal rent will reflect it. Lock in longer tenancies where the price is fair — a two-year deal in a rising corridor is a quiet win. But keep expectations honest: infrastructure promises in Lagos have a long history of arriving late. Rent for what Sangotedo is today, which is already good, and treat every improvement as a bonus.

Frequently Asked Questions

How much is a 2 bedroom flat for rent in Sangotedo? Roughly ₦4.5-7 million per year as of late 2026. Monastery Road estates cost most; deeper estates cost least.

Is Sangotedo a good place to rent? Yes, for value and new stock — it's the corridor's best price-per-quality ratio. Just verify the estate is finished and occupied, and test the commute honestly.

What should I check in a new Sangotedo estate? Occupancy rate (aim for 50%+), active estate management, completed internal roads, functioning security, and water/power reliability. Visit twice — day and evening.

Sangotedo vs Ajah for renting? Sangotedo has newer stock and slightly higher prices; Ajah has more established commercial life. They're 10 minutes apart — many renters view both and let the specific flat decide.

Are service charges high in Sangotedo estates? Typically ₦500K-1.5M per year — lower than Phase 1, but confirm what's included. New estates sometimes underprice service charge initially, then hike it.

How is the traffic from Sangotedo to Victoria Island? 30-60 minutes via Lekki-Epe Expressway, highly variable. Hybrid workers thrive here; daily commuters should test the route at peak hours first.
