A client once described Glover Road to me as "Ikoyi before Ikoyi got loud." He wasn't wrong.

You turn off Alfred Rewane Road (Kingsway Road) and the tone changes. Wide, tree-lined, and in its interior stretches still properly residential. Then you notice the office buildings going up at the edges, and the new residential towers behind gates.

That tension — old houses, new money in buildings — is Glover Road today.

Old houses, new towers, and offices in between

Glover is a prestige mixed-use street. Not Awolowo Road busy, not Bourdillon Road pure.

Verified office stock tells part of the story. 47 Glover Road offers seven lettable floors at 660 sqm per floor, listed at $450/sqm/annum net plus $100 service charge in 2026 listings. 27 Glover Road, known as the Pantheon, is a 15-storey, 13,000 sqm office development with café and event space. Golden Gate Ikoyi offers lettable floors around ₦100k/sqm/annum in listings.

Residentially, 54 Glover Tower has 10 floors of apartments. The Rock Apartments, at seven floors, was under construction with completion due Dec 2026 in developer listings. A serviced 5-bed penthouse maisonette off Glover Road was listed at ₦150M/year.

I point this out because buyers sometimes expect Glover to be only quiet family homes. Increasingly, it's also where companies want a престиge Ikoyi office without Awolowo Road's full commercial glare.

What it costs to live here

Long-term rental listings directly on Glover are thinner than on Bourdillon or Thompson, and prices move fast here, so get a current check before you budget.

For landlords, the short-let strength is real. One-bed units command strong daily rates because executives will pay for a Glover address on a business trip. But check building rules before you buy for short-let — not every tower allows it.

Traffic and daily life

Moderate. That's Glover's advantage.

Morning arrivals between 8–9:30am build up at the Alfred Rewane junction as offices open. Evenings, 5–7:30pm, traffic heads out toward the Link Bridge and Obalende. But Glover is not a through-route, so it escapes the worst of Awolowo Road.

Midday, the interior is calm. That's when I like to do viewings here — you hear the street as residents hear it, not as rush hour presents it.

Daily shopping and restaurants mean a short drive. Glover residents live quietly at home and do their commercial life nearby, not on their doorstep. For many senior executives and expatriate families I work with, that is exactly the appeal.

Who Glover suits

Senior executives, expatriates and wealthy families who want Old Ikoyi prestige with slightly easier movement than the deepest residential streets. Also office tenants who want Ikoyi presence without VI rents.

If you need a large detached family house with a big compound, Glover's newer stock may feel too tower-based. Look at what each building actually offers — parking, BQ, storage — not just bedroom count.
