Since you're paying it, know what you're owed. A good agent doesn't just open doors — they know which estates have water problems, which landlords are difficult, and what the flat actually rented for last time (not what's on the listing). They negotiate on your behalf, coordinate the lawyer, verify the landlord's ownership, and stay reachable after you move in.
