TL;DR: Lagos warehouse rents run roughly ₦30,000–₦70,000 per sqm per annum depending on location and spec. As of late 2026: Lekki-Epe corridor ₦30,000–₦35,000/sqm, Ikeja/Oregun ₦32,000–₦45,000/sqm, Apapa/ports corridor ₦45,000–₦70,000/sqm. A 1,000sqm unit typically costs ₦32M–₦50M per year before fees.
Warehousing is the unglamorous backbone of Lagos commerce. Every product on every shelf passed through one. And the warehouse market has its own geography — driven by ports, expressways, and the eternal question of how trucks reach your goods.
Based on current listings as of late 2026:
| Corridor | Typical rent (per sqm/annum) | What a 1,000sqm unit costs |
|---|---|---|
| Lekki-Epe Expressway axis | ₦30,000 – ₦35,000 | ₦30M – ₦35M |
| Ikeja / Oba Akran / Oregun | ₦32,000 – ₦45,000 | ₦32M – ₦45M |
| Oshodi–Apapa Expressway | ₦50,000 – ₦70,000 | ₦50M – ₦70M |
| Apapa / ports proximity | ₦55,000 – ₦70,000+ | ₦55M – ₦70M+ |
Representative listings: a 930sqm warehouse in the Ikeja axis at ₦65M/annum; an 1,800sqm unit at ₦81M/annum; Lekki-Epe corridor units around ₦30,000–₦35,000/sqm. As always, add 10% agency, 10% legal, and service charges.
Apapa / ports corridor — for importers and clearing agents. Proximity to the ports slashes haulage costs and demurrage risk. You pay the highest rents in the market for the privilege. Worth it if your goods live or die by port turnaround.
Oshodi–Apapa Expressway — the logistics spine. Distribution companies serving all of Lagos cluster here. Good truck access, established logistics ecosystem, premium but justified rents.
Ikeja / Oregun / Oba Akran — the balanced choice. Central, industrial-zoned, decent access to both ports and the mainland markets. The deepest pool of available units, which means negotiating room.
Lekki-Epe axis — the value play. Lowest rents per sqm, modern units, but further from the ports. Works for businesses serving the Island and the growing Lekki corridor, or as overflow storage.
Warehouse landlords in Lagos negotiate more than office landlords — the tenant pool is smaller and voids are expensive. Use that:
And always: longer term for lower rent. A 5-year lease at a 10% discount beats a 2-year lease at full price for any business with stable demand.
How much is warehouse rent in Lagos? As of late 2026, roughly ₦30,000–₦70,000 per sqm per annum depending on corridor and specification. A 1,000sqm unit typically runs ₦32M–₦50M/year before fees. Apapa and the ports corridor command the premium.
Which area is best for a warehouse in Lagos? Importers: Apapa/ports corridor. Distributors: Oshodi–Apapa Expressway. Balanced cost and access: Ikeja/Oregun. Value and modern stock: Lekki-Epe axis. Match the corridor to where your goods enter and where your customers are.
What fees apply to warehouse leases? Standard commercial terms: 10% agency, 10% legal, plus service charges (estate security, common areas) and typically 1–2 years' rent in advance. Budget 25–35% above headline rent for year one.
Can I get a small warehouse (under 500sqm) in Lagos? Yes, though supply is thinner — the market favours larger units. Expect higher per-sqm rates on small units. Sharing arrangements and mini-storage are growing alternatives.
What should I check in a warehouse lease? Floor loading, clear height, truck access, power (three-phase), drainage/flood history, permitted uses, subletting rights, and rent review clauses. Get the permitted-use clause right — industrial vs storage vs light manufacturing matters for compliance.
