How Diaspora Investors Can Earn Rental Income in Lagos Hands-Free

TL;DR: Studio apartments for rent in Lekki and Victoria Island cost roughly ₦5-9 million per year as of late 2026 — Lekki at ₦5-8M, VI at ₦6-9M. Purpose-built studios are still rare; most are conversions or serviced units. Young professionals pay the premium for location and independence.
The studio is Lagos's newest rental category, and it's still finding its feet. Imported from the "I want my own place near work" generation, studios promise independence without the 2-bed price tag. In Lekki and VI, they deliver — at a price that sometimes makes you question the maths.
I've placed young professionals in studios across both areas. Here's what the market actually looks like.

Serviced studios — with power, cleaning and management bundled — sit at the top. They're worth considering once you price what those services cost separately.
Honesty time: many Lagos "studios" are just small 1-beds or converted spaces with the label slapped on. A true studio is one open living-sleeping space with a separate bathroom and kitchen area. When viewing, check: is the space genuinely well-designed or just small? Is there enough natural light — a dark studio is a cave you'll pay millions to live in. Where does the kitchen ventilation go? Cooking in one open space without proper extraction gets old fast.
The best studios I've seen are in the newer developments that designed for them from the start. The worst are partitioned afterthoughts. The price doesn't always tell you which is which — your eyes will.
In Lekki, a studio (₦5-8M) often costs nearly as much as a mini flat (₦4-7M). So why choose the studio? Location and newness — studios cluster in the newer, better-located buildings. Mini flats cluster in older stock. You're paying for the building, the area and the lifestyle, not the floor plan. If a mini flat in the same area is cheaper and you don't mind older finishing, take the mini flat and pocket the difference.
Young professionals working in VI, Lekki or Ikoyi who want a short commute and their own space. Couples starting out who'd rather be central than spacious. Corporate tenants on 1-2 year postings. If you're working from home full-time in a studio, though, think carefully — one room for living, working and sleeping gets small fast.
Studios carry a quirk worth knowing: service charges don't scale down with size as much as you'd hope. A studio in a serviced Lekki building can attract service charges uncomfortably close to what 2-bed tenants pay — same gym, same pool, same security, divided among fewer square metres. Before signing, get the service charge in writing and divide it by twelve; add it to the monthly rent equivalent and judge the real cost. Also confirm parking allocation (some buildings short-change studio tenants) and guest policies. The studio premium is for lifestyle and location — just make sure you're pricing the whole lifestyle, not just the rent figure.

Do studios in Lekki and VI come furnished? Serviced studios usually do. Standard rentals are mostly unfurnished. Furnished options exist at a 30-50% premium.
What should I check when viewing a studio in Lagos? Natural light, kitchen ventilation, bathroom quality, sound insulation (open-plan living amplifies neighbour noise), and whether the "studio" is purpose-built or a conversion.
Are there new studio developments in Lekki? Yes — a growing number around Ikate and the Lekki corridor, some with co-living style amenities. They're worth viewing; the designs are usually better than conversions.
