That percentage is for professional fees only — statutory charges like consent fees and stamp duty are separate and often larger. Agree the full fee structure in writing before your lawyer lifts a finger.

The most expensive lawyer in a Lagos land transaction is the one you didn't hire. The second most expensive is the one whose fees you didn't agree upfront. Let's handle both.
For land transactions, Lagos property lawyers commonly charge 5–10% of the transaction value as professional fees — or a fixed/flat fee agreed for the scope of work. The range depends on the deal size, complexity, and the lawyer's seniority.
On a ₦50 million land purchase, that's ₦2.5–₦5 million in professional fees. Sounds like a lot until you compare it with the cost of buying the wrong land.
What that fee should cover: - Title verification (registry search at Alausa) - Review of all documents and the deed - Drafting or vetting the deed of assignment - Processing Governor's Consent (where applicable) - Stamping and registration - General transaction counsel
Get the scope in writing. "Full transaction handling" means different things to different lawyers.
This is where buyers get shocked. Your lawyer's 5–10% is just their fee. The statutory charges — consent fee (~1.5% of assessed FMV), CGT (0.5%), stamp duty (0.5%), registration (0.5%), improvement charges — go to the government, not your lawyer.
Under the 2026 Blue Book, statutory charges on prime-area land can dwarf professional fees. A buyer who budgeted "10% for the lawyer" and forgot the state's ~3% (on much higher assessed values) is the buyer who calls me in a panic mid-transaction.
Total transaction cost budget: purchase price + professional fees + statutory charges + survey/verification costs. Model all four before you offer.

Staged payments are my preference for big transactions: they align the lawyer's incentives with your progress and keep everyone honest.
Let me put it in perspective. On a ₦30 million plot, full legal fees might run ₦1.5–₦3 million. I've watched buyers lose the entire ₦30 million — plus the cost of the legal fight afterward — because they "saved" the lawyer's fee.
The lawyer isn't a cost. The lawyer is the cheapest insurance in the transaction.

What's included in a lawyer's transaction fee? Typically: verification searches, document review, deed drafting/vetting, consent processing, stamping and registration, and transaction advice. Confirm the exact scope in your engagement letter — assumptions cause disputes.
Can one lawyer represent both buyer and seller? Don't do it. Each side needs independent counsel — the interests are opposed by definition, and "saving" one fee creates a conflict that can cost you the transaction.
Are there hidden legal costs I should ask about upfront? Ask for an all-in estimate covering disbursements: filing fees, transport to Alausa, documentation charges, and any third-party costs your lawyer pays on your behalf. These are legitimate expenses, but they shouldn't arrive as surprises. A transparent lawyer lists them before you ask.
