Lekki vs Mainland: An Honest Guide for Newcomers

TL;DR: Ibeju-Lekki is Lagos's biggest infrastructure bet — Dangote Refinery, Lekki Deep Sea Port, the Free Trade Zone, Alaro City, and the proposed Lekki-Epe International Airport. As of late 2026, estate land with C of O runs ₦15M–₦60M per plot depending on location and title, while excised plots near the expressway go for ₦10M–₦30M.
Every few years, Lagos mints a new land-wealth story. Ibeju-Lekki is this decade's. The question isn't whether the corridor grows — the refinery is refining, the port is operating, the free trade zone is filling up. The question is where exactly to buy, what title to accept, and what to pay.
I've walked clients through this corridor for years. Here's the honest guide.
This isn't speculation about maybe-one-day projects. The demand drivers are physical and operating:
When people say "buy where the infrastructure is going," this is what they mean. Except here, the infrastructure is already here.
Eleranigbe / Elerangbe axis — the current sweet spot. Close to the expressway, estates with C of O, prices still sane-ish. This is where I'd point a first-time Ibeju buyer.
Yegunda / airport-facing corridor — premium positioning facing the proposed airport site. Lekki Aviation Town here lists 500sqm at ₦60M. You're paying for the airport story; make sure you believe it.
Eleko — beach-adjacent, mixed titles, good for lifestyle buyers who want sea proximity.
Ibeju town / interior — cheaper, deeper, titles vary wildly. Higher risk, higher potential reward. Verify everything.
Bogije / Sapati corridor — the transition zone between Sangotedo sprawl and true Ibeju-Lekki. Good middle ground.
Based on current listings as of late 2026. Note that a "full plot" in Lagos is typically 600sqm, though many estates sell 500sqm or 300sqm as standard units — always confirm the size.

Payment plans are everywhere — 6 to 12 months interest-free is standard on estate land. Initial deposits from ₦1M–₦10M depending on the estate.
Ibeju-Lekki is where Lagos land scams go to graduate school. The rules:
Never pay for land in Ibeju-Lekki without a search at the Lands Bureau and a charted survey. I've seen too many "deals" evaporate at that step. That's the step working as intended.
Is Ibeju-Lekki a good investment in 2026? The fundamentals are the strongest of any Lagos corridor — operating refinery, operating port, free trade zone, and a proposed airport. But buy title-first, location-second, hype never. Overpaying for a weak title wipes out the corridor's advantage.
How much is land per plot in Ibeju-Lekki? As of late 2026, estate land with C of O runs ₦15M–₦30M per plot (300–500sqm) in the Eleranigbe axis, ₦55M–₦65M for airport-facing 500sqm plots, and ₦10M–₦30M for excised plots near the expressway. Interior family land is cheaper but riskier.
Which part of Ibeju-Lekki is developing fastest? The Eleranigbe–Yegunda stretch along the expressway, driven by the airport proposal and Alaro City spillover. Eleko is strong for lifestyle/beachfront buyers.
Can a beginner buy land in Ibeju-Lekki safely? Yes, if you stick to reputable estates with verifiable C of O or gazetted excision, use a lawyer, and verify at Alausa. The corridor rewards the careful and punishes the hasty. That's true everywhere in Lagos, but the stakes are higher here because the marketing is louder.
What is the minimum I need to start buying in Ibeju-Lekki? Some estates take initial deposits from ₦1M with 6–12 month payment plans. Realistically, budget ₦15M+ for a titled plot in a decent location.
