But shortlets cost 40–60% of revenue to operate, demand constant management, and carry vacancy risk. Long-term is lower return, near-zero effort. The winner depends on your capital, time and temperament.

Shortlet vs long-term rent is the highest-stakes "which earns more" question in Lagos property right now. The shortlet gurus show you the gross. The landlords show you the peace of mind. Both are telling the truth; neither is telling all of it. Here's the honest comparison with late-2026 numbers.

So yes — shortlets earn roughly double the net, sometimes more. But look at what's buying that extra million: daily operations, furnishing capital at risk, platform dependence, and the very real possibility of a bad quarter.

When shortlet wins clearly

You have the capital to furnish properly (₦6–10M for a Lekki 2-bed — skimping here is the #1 failure mode). You have reliable operations — a manager, a cleaner, systems — or the time to build them. And your flat is in a proven shortlet area: Lekki, VI, Ikoyi, Ikeja GRA. A shortlet in a low-demand area earns long-term money with shortlet stress, which is the worst of both worlds.

When long-term wins clearly

You're diaspora with no trusted local manager. Your flat is in a family-residential area with weak shortlet demand (most of the deep mainland). You value sleep over yield. Or — underrated reason — your property is high-value and you don't want 200 strangers a year through it. Wear and tear on shortlets is real; budget a full refresh every 2–3 years.

There's also a hybrid many of my clients run: long-term lease the flat, but furnish one unit for shortlet as the high-yield anchor. Diversification isn't just for stocks.

The tax footnote

Whichever you choose, get the tax treatment right from the start. Long-term rental income is straightforward — declare it, pay on it, keep the tenancy agreement as your paper trail. Shortlet income is where hosts get casual, and casual is what gets expensive: platform payouts create a clean digital trail straight to your account, and "I didn't know" isn't a filing strategy.

At any serious scale, operate through a registered business, keep monthly profit-and-loss records, and have an accountant who understands hospitality-adjacent income. The compliance cost is a fraction of one penalty. And if you're diaspora earning in Lagos while resident abroad, get advice on both sides — double taxation is a real thing and it's avoidable with planning.
