Osapa London (officially Jakande) sits just past the Lekki-Ikoyi Link Bridge, about 10 minutes from Lekki Phase 1 on a good day. That's the whole pitch. You get the same commute corridor, the same schools and malls, but Osapa London property prices sit a clear notch below its famous neighbour.
I've been moving buyers through this area for years, and 2026 has been its busiest season yet. Here's what things actually cost right now, and how to buy well.
Prices below are asking prices based on listings I'm tracking as of September 2026. Expect transacted prices to land 10-18% below asking after negotiation — that's just how Lagos works.

It comes down to prestige and planning. Lekki Phase 1 has the gated-estate feel, the Admiralty Way address, and decades of brand equity. Osapa London grew up as a mixed-use corridor — older Jakande-era buildings sit next to new developments, and some streets still have uneven drainage and patchy roads.
But that gap is narrowing. New estates along the corridor have raised the bar on build quality, and the area's proximity to Oniru, Victoria Island and the Lekki-Ikoyi Link Bridge keeps demand solid. You're buying the same commute, minus the postcode tax.
