# Ogba Ikeja Property Guide: Prices & Who's Buying

In Ogba, a decent 2-bedroom flat is asking ₦2M–₦3.5M a year as of Oct 2026, and a newly built 4-bedroom detached duplex behind Dideolu Estate is asking around ₦200M–₦230M. The buyers are not speculators — they are Ikeja professionals, families leaving rented flats in Agege and Ifako, and diaspora buyers who want a mainland house they can actually manage. If you need Allen Avenue access without Ikeja GRA prices, Ogba is the compromise most people settle on.

**TL;DR:** In Ogba, a decent 2-bedroom flat is asking ₦2M–₦3.5M a year as of Oct 2026, and a newly built 4-bedroom detached duplex behind Dideolu Estate is asking around ₦200M–₦230M. The buyers are not speculators — they are Ikeja professionals, families leaving rented flats in Agege and Ifako, and diaspora buyers who want a mainland house they can actually manage. If you need Allen Avenue access without Ikeja GRA prices, Ogba is the compromise most people settle on.

₦2.5 million a year gets you a clean 2-bed off Yaya Abatan. ₦4M–₦5M gets you the modern, all-ensuite new builds off College Road. That spread tells you almost everything about Ogba in 2026: it is two markets on the same street.

## 1\. The rental market, street by street

Ogba is not one price. It is a stack of micro-markets between Ifako-Ijaiye, Oke-Ira, Obawole and the College Road axis, all feeding into Ikeja.

From Nigeria Property Centre listings crawled in August–September 2026, 2-bedroom flats in Ogba were clustered like this:

- **Oke-Ira and Yaya Abatan side:** ₦2M–₦2.5M per year for clean, tiled 2-beds with POP and prepaid meters. Several listings off Yaya Abatan were explicitly marked down from ₦2.5M to ₦2M. Landlords here ask for two years upfront more often than in the newer estates.
- **Obawole / Kayfarm Estate / Galili side:** ₦2.5M–₦3.5M per year. Newly built 2-beds in Galili, Obawole were listed at ₦3.5M, with Kayfarm Estate units at ₦4.5M for a premium finish.
- **College Road / Oyemekun side:** ₦4M–₦5M per year for modern 2-beds where all rooms are ensuite, with fitted kitchens and water heaters on tarred, gated streets. This is the top of the Ogba flat market and it is aimed squarely at bankers and corporate tenants.

Three-bedroom flats follow the same logic: pay for the street and the finish, not just the room count. Service charges are modest compared with Lekki — security, water and waste, not full serviced levies — but confirm the total package before comparing listings.

Rental demand is deep because Ogba sits between two magnets. Allen Avenue, Opebi Road and Alausa are minutes away off-peak, and Computer Village (Otigba Street, Simbiat Abiola Way) pulls traders who want to live near work without paying Adeniyi Jones rents. Allen and Awolowo Way top Ikeja's commercial demand — Ogba is where the people who serve that demand go home.

## 2\. What buying looks like in Ogba now

Ogba's sales market in 2026 is dominated by one product: the newly built 4-bedroom detached duplex on a self-compound behind Dideolu Estate and Dideolu Court.

Listing after listing in September–October 2026 showed the same pattern — 4-bed detached, all ensuite, fitted kitchen, parking for three cars, behind Dideolu Estate, five minutes to Adeniyi Jones, asking **₦200M, ₦210M, ₦220M and ₦230M** depending on finish and plot share. Titles were quoted as Governor's Consent in most of those listings, with a few at C of O.

That is not an accident. Developers buy old family houses, demolish, and build a single unit for an end-user family. The buyer is rarely an investor chasing rent — the gross yield on a ₦210M Ogba house will not impress a spreadsheet. They want ownership and a mainland address within reach of Ikeja GRA without GRA land prices.

Below that tier:

- Older 4-bed duplexes in Oke-Ira (Ogundele Avenue) were around **₦110M asking** for a half-plot with a mini-flat — a finish-it-yourself play.
- Blocks trade as investments: four 3-bed flats in Obawole at ₦215M, mixed duplex-plus-flats compounds off Haruna Street, College Road (700 sqm, C of O) around ₦250M–₦260M.

If you buy a block, do the maths on collected rent, not "potential rent". Ask for the tenancy schedule.

## 3\. Who is actually buying — and who is renting

In my inspections around Ogba this year, three buyer profiles repeat.

First, the Ikeja professional couple. Both work around Allen, Opebi, Adeniyi Jones or Alausa. They rented a 2-bed at ₦2.5M–₦3M, saved, and now want a duplex in the same neighbourhood so the school run does not change.

Second, the diaspora buyer. They start at Ikeja GRA, see ₦600M+ terraces on Oduduwa Way, then settle on a ₦200M+ Ogba new-build a sibling in Ifako can supervise. Gated streets behind Dideolu and in Ogba GRA give them the "call to enter" comfort they ask for, and Ogba GRA shortlets at ₦130,000–₦180,000 per day show a furnished-rental exit.

Third, the small landlord. They buy a block of 2-beds in Obawole or Oke-Ira. Tenants are young professionals, NYSC members posted to Ikeja, and Computer Village traders who have outgrown a mini-flat. Tarred street plus fenced compound is why ₦2M–₦3M 2-beds here move fast.

Renters skew younger. Ogba is a second-apartment neighbourhood: first flat in Agege or Iyana Ipaja, second in Ogba when income rises, house in Ogba or Omole when family comes.

## 4\. The streets and estates to know

You do not need twenty names. You need these:

**College Road** is the spine — "off College Road, by Oyemekun" trades at a premium for tarred, gated streets and clean access to Ikeja Under Bridge. **Obawole and Kayfarm Estate** are the new-build flat belt ("working class only" appears verbatim in listings). **Oke-Ira and Yaya Abatan** are the value belt — check water and roads in rainy season. **Dideolu Estate / Dideolu Court** is the sales premium, priced off Adeniyi Jones proximity. **Ogba GRA and Harmony Estate** anchor the family and shortlet listings; Harmony is repeatedly described as private and secure with tarred roads, and that is priced in.

One note: Oba Akran Avenue toward Agege carries heavy truck traffic all working day. A house calm on a Sunday can be noisy at 9am on Tuesday. View on a weekday.

## 5\. What to check before you pay

Title is the first filter. The ₦200M+ new-builds quote Governor's Consent or C of O. Older Ogba houses may show Registered Conveyance, Deed of Assignment, or family receipts layered over an old survey. Any of those can be perfected, but price the perfection cost and time into your offer, and verify at Alausa.

Second, check the street, not just the house. Ogba has gated closes that stay dry and open streets that hold water. Ask when the street was last graded, and whether the landlord association levies for road or drainage.

Third, total package. Ogba landlords still quote rent, then add agency (often 10%), legal, caution, and service charge. A ₦2.5M flat can become ₦3.3M–₦3.9M before you move in. Get the breakdown in writing.

## Frequently asked questions

### How much is a 2 bedroom flat in Ogba Ikeja?

As of Oct 2026, asking rents for 2-bedroom flats in Ogba are mostly ₦2M–₦3.5M per year, with modern all-ensuite new builds off College Road asking ₦4M–₦5M. Listings in Oke-Ira and off Yaya Abatan sit at the lower end; Kayfarm Estate and Galili, Obawole sit higher. Always confirm the total package including agency and service charge.

### How much does a duplex cost in Ogba Lagos?

Newly built 4-bedroom detached duplexes behind Dideolu Estate were asking ₦200M–₦230M in Sept–Oct 2026 listings, typically on Governor's Consent or C of O. Older or uncompleted duplexes in Oke-Ira can be lower — around ₦110M for a value-add property — while large mixed compounds with multiple flats trade at ₦215M–₦260M.

### Is Ogba a good area to live in Lagos?

For Ikeja workers, yes. You get tarred, often gated streets, deep rental demand, and quick access to Allen Avenue, Adeniyi Jones and Alausa without Ikeja GRA prices. It is busy and commercial around the main roads, calmer inside the estates. It suits professionals and families who work on the mainland.

### What is the difference between Ogba and Ikeja GRA prices?

Ikeja GRA is the mainland's top residential tier, with terraces listed around ₦600M+ and land quoted per sqm at a multiple of Ogba. Ogba is the next step down: similar Ikeja access, newer family duplexes around ₦200M–₦230M, and 2-bed rents roughly half of prime GRA serviced stock. Many buyers price both, then buy in Ogba.

### Which estate is best in Ogba?

Harmony Estate and the Dideolu axis are the names buyers ask for most, along with Ogba GRA for family houses. "Best" depends on whether you want a new-build duplex (Dideolu side), a rental block (Obawole), or a quieter family close (Ogba GRA/Harmony). Inspect the specific street, not just the estate name.
