Budget 10% agency, 10% legal, plus deposits — the headline rent is never the total cost.
If your business needs a Lagos address that opens doors, it's still Victoria Island. Banks, multinationals, oil and gas, law firms, tech — the commercial heartland. And the office market here has its own rules, its own maths, and its own traps.

For context: a 250sqm office at ₦200,000/sqm costs ₦50M per annum before extras. That's the maths your CFO needs, not the per-sqm figure.
This is where businesses get surprised. On top of rent, budget:
A ₦50M headline rent easily becomes ₦65M–₦70M all-in for year one. Model the total, not the rent.
Match the address to the business. A fintech startup and a law firm need different VIs.
Negotiate the rent-free period. Fit-out takes months; you shouldn't pay full rent while building. 1–3 months rent-free is achievable on longer leases.
Clarify power. "Serviced" should mean central power with backup. Some buildings advertise serviced and deliver a generator you fuel yourself. Get the power arrangement in the lease, specifically.
Check parking ratios. VI parking is war. Confirm allotted spaces in writing — "ample parking" in a listing is not a number.
Minimum terms are real. Two-year minimums are standard; some landlords want longer. Factor exit clauses before you sign, not after.
Not every business needs a 2-year traditional lease. Here's how the options compare:

The maths: a 5-person team testing the Lagos market is usually better served by serviced space for 12 months, then graduating to a traditional lease once headcount and revenue are proven. The premium buys optionality — and in an unfamiliar market, optionality is worth more than the per-sqm saving.
