Everyone wants Ikoyi. Not everyone knows what their money buys once they're actually shopping. I've walked HNI buyers through dozens of these units — from sleek 2-beds on Adetokunbo Ademola Street to full-floor penthouses off Bourdillon Road — and the spread between "expensive" and "worth it" is wider than most people expect.
At ₦150-220M, you're buying a genuinely high-spec 2-bedroom apartment — 120-150 sqm, fitted kitchen, en-suite bedrooms, 24-hour power backup, and a serviced estate. You'll find these around the edges of prime Ikoyi: offshoots of Awolowo Road, the Dolphin side, and newer blocks near the Lekki-Ikoyi Link Bridge.
What you don't get at this level: the prestige streets. And that's fine — many of these blocks are better managed than older buildings on famous roads. Buy the building's management, not just the postcode.
This is where the market gets interesting. ₦220-320M buys a proper 3-bedroom luxury apartment — 180-250 sqm, often with a private elevator lobby, staff quarters or BQ, concierge, gym, and swimming pool in the building.
Streets in play at this level include Gerard Road, parts of Bourdillon Road, and the newer developments around Onikoyi. Transacted prices typically close 10-18% below asking, so a ₦300M listing often settles closer to ₦250-270M.
Above ₦400M, you're in penthouse and full-floor territory — 300 sqm and up, private terraces with lagoon views, smart-home systems, and buildings with five or fewer units. Banana Island sits in its own category here; prices on the Island run higher than mainland Ikoyi for equivalent space, and the security and exclusivity are the product as much as the apartment.
