# Living on Addo Road Ajah: Prices, Traffic & Daily Life

Addo Road is Ajah's main inland artery — estates, schools, churches and neighbourhood retail running from the Jubilee Bridge toward Badore. As of Oct 2026, 2-bedroom asking rents from listings run ₦2.5M–₦4.5M/yr, a fraction of Lekki Phase 1. You trade a longer, busier commute for space and lower rent.

**TL;DR:** Addo Road is Ajah's main inland artery — estates, schools, churches and neighbourhood retail running from the Jubilee Bridge toward Badore. As of Oct 2026, 2-bedroom asking rents from listings run ₦2.5M–₦4.5M/yr, a fraction of Lekki Phase 1. You trade a longer, busier commute for space and lower rent.

Addo Road is not a shortcut. It is where Ajah lives after the expressway ends.

The road — also spelled Ado Road in listings — runs from Ajah bus stop and Jubilee Bridge inland toward Badore and Langbasa. Ecobank lists its branch as "Ado-Badore, Ajah" at No. 26 Addo Road. One road, two spellings.

When clients ask me about Ajah, they usually mean this road and the estates off it.

## The shape of the road

At the expressway end, it is compressed and commercial. Chillat Plaza sits on Addo Road. Blenco supermarket is adjacent to the corridor. Omega Fire Ministry is at the Fire/Pump & Sell Bus Stop, just off the Lekki-Epe Expressway by Blenco.

Deeper in, estate gates line the road — Greenville Estate, Unity Estate, Seaside Estate, Platinum Estate, and toward the Badore end, Cooperative Villa Estate. Between gates is the real Ajah mix: small supermarkets, pharmacies, food vendors, schools and churches. It grew estate by estate — some inner streets are interlocked and calm, others still catching up — so two flats both called "Addo Road" can feel completely different on inspection.

## What rent costs now

As of Oct 2026, from Nigeria Property Centre listings for Addo Road:

Two-bedroom flats cluster between ₦2.5M/yr and ₦4.5M/yr. Examples I checked: ₦2.5M/yr in Marchy Hill Estate on Ado Road, ₦3.0M/yr in several blocks including one close to Ajah under bridge, ₦3.5M/yr for a self-serviced unit in a mini estate, ₦4.0M/yr for serviced units at Lavolon Homes off Addo Road, and ₦4.5M/yr for a newly built flat in Esfort Estate by GTB Bank on Ado Road.

The portal put the Addo Road average for 2-beds at ₦3M as of 23 September 2026. Treat that as asking-price context, not a promise. Service charge, agency, legal and caution typically add 30–40% on top in the first year.

Mini flats and self-contained units are cheaper. Area research from September 2026 showed self-contained and mini flats around ₦1.1M–₦1.2M/yr on this corridor. That is the entry point many young Island workers use.

If Lekki Phase 1 wants ₦12M for a 2-bed, Addo Road asking ₦3M is why Ajah keeps filling up.

## Traffic and the commute truth

The road itself is moderate to heavy at the expressway end and local inside. The problem is the mouth.

Morning, 7am to 10am, everyone funnels toward the Jubilee Bridge junction. The Addo Road mouth clogs with danfo and keke loading and market activity. Evening, 4pm to 8pm, return traffic backs up from the expressway. Inside the estates midday is fine, with school-run peaks. A Badore Ferry Terminal reviewer cited in- and outbound traffic on Ado Road as part of Island commute delay — the feeder road is the weak link. If you work in VI for an 8am start, leave before 6:30am. If your work is hybrid, Ajah's rent saving makes sense.

## Daily life

You can live a full week without leaving the corridor. Estate-gate retail covers daily shopping. Blenco handles larger supermarket runs. Churches and schools are embedded in the estates, so school runs are short compared to expressway commutes.

Power and water follow the estate, not the road. Ask exactly what "serviced" means in that compound before you pay. Security is estate-led — gated estates feel very different from open streets off Addo Road. Inspect the gate, not just the flat. For Island social life you return to the expressway; the Jubilee Bridge junction will add 15 to 45 minutes at peak on a bad day, which is documented corridor behaviour.

## Buying on Addo Road

Buyers here are mostly owner-occupiers and landlords chasing Ajah's deep rental demand from Lekki-Epe corridor workers. Terraces and duplexes sit inside estates rather than on the main road.

Title varies more than in Lekki Phase 1. You will see C of O, Governor's Consent, and family-derived titles in the wider Ajah market. On Addo Road estates, verify the estate's root title and your individual deed. Do not skip the search at the land registry because the estate looks finished.

Also check drainage street by street. Ajah has dry high pockets and low pockets that collect water. A flat that is perfect in January can tell a different story in July.
