# Iyana Ipaja & Ikotun: Property Prices for Real Budgets

If your budget is real — not Lekki real, salary real — Iyana Ipaja and Ikotun are where the maths still works. As of Oct 2026, 2-bedroom flats in Ikotun are asking around ₦1.3M–₦1.5M a year in formal listings, with newer builds in Igando pushing ₦2M–₦2.6M, while self-contained units in Iyana Ipaja sit around ₦500k. You trade a long commute for space, a fenced compound, and rent you can renew without panic. That trade is why these two areas never stay empty for long.

**TL;DR:** If your budget is real — not Lekki real, salary real — Iyana Ipaja and Ikotun are where the maths still works.

Last month a young couple I advised had ₦1.8 million for their first proper flat after a year in a single room in Surulere. In Surulere that money is a deposit on a conversation. In Ikotun it was the full first year for a tiled 2-bed in a gated estate in Ijegun, with change left for agency. They did not move because they love Ikotun traffic. They moved because the budget made the decision.

This guide is for that budget.

## First, understand the geography

Iyana Ipaja and Ikotun are neighbours on the Alimosho axis, but they are not the same market.

Iyana Ipaja is the interchange, on the Lagos-Abeokuta Expressway with the BRT corridor and roads to Ayobo, Ipaja, Abule Egba, Agege and Egbeda. "Iyana Ipaja" on a listing can mean ten minutes from the bus stop or forty minutes inside Ayobo with a better-known name. Ask for the exact street.

Ikotun is the town beyond it — Ikotun proper, Ijegun, Igando, Governor's Road, the Celestial axis. It is anchored by Ikotun Market, one of the largest in Lagos State, and by the Synagogue Church of All Nations in Ikotun-Egbe. Rents here are set by local salaries, not Ikeja corporate budgets. That is why they stay lower.

Iyana Ipaja is priced for access. Ikotun is priced for living. The value is in the streets between them.

## Rent: what your money actually buys

I am using asking prices from August–September 2026 listings, as of Oct 2026. The formal market here is thin — many flats let by signboard before they reach a portal, often below the portal ceiling. Use these figures as a budget ceiling, then verify on the street.

**Ikotun / Ijegun / Igando.** A 2-bed in Kudiedu Estate, Ijegun was **₦1.3M per year** in September 2026 (tiled, borehole, prepaid meter, gated). Kudeyibu Street, Ijegun was **₦1.5M**. The portal median for Ikotun 2-beds through mid-2026 sat at **₦1.2M–₦1.5M**, August 2026 at ₦1.5M.

Newer builds cost more. A new 2-bed in Agodo with Band A power advertised was **₦2.6M**. Governor's Road and Igando (Hotel Bus Stop, Oko Oloyun) were **₦1.5M–₦2M**. Rule: newer block plus tarred road pushes you toward ₦2M. Deeper Ijegun or Abaranje, ₦1.3M is realistic.

**Iyana Ipaja.** A self-contained in Aboru was **₦500,000 per year** in 2026. Older roundups quoting ₦300k–₦400k 2-beds are stale against 2026 medians — budget **₦800k–₦1.2M** for a serviceable 2-bed toward Ipaja/Ayobo and confirm on inspection. Prices move fast street by street.

On buying: formal flat sales are scarce here. Most sales are family houses and small blocks through local agents, often on family land with receipt and survey only. That can be clean. It can also be a dispute. If a "cheap" flat is priced like two years' rent, check title before you check tiles.

## The real cost is not the rent. It is the road.

Nobody chooses Iyana Ipaja or Ikotun for the commute. Let me be plain about what you are accepting.

From Ikotun to Ikeja you go through Iyana Ipaja and Agege Motor Road, or Egbeda and Akowonjo. At peak, budget well over an hour; to the Island, add the bridge run. Residents who make it work leave before 6am, work in Alimosho/Ikeja rather than VI, or work hybrid.

That is why the rent is ₦1.3M and not ₦3M. You are paid, in lower rent, to absorb traffic. If you are on the road five days a week to Lekki, the saving is an illusion — I have watched tenants save ₦1M in rent and spend it on Bolt rides in four months.

For traders, artisans, teachers and health workers in Alimosho, the equation flips. You live where you work, Ikotun Market covers food at mainland prices, and rent leaves room to save. That is rational, not a compromise.

## Streets and pockets to prioritise

In Ikotun, start with **Ijegun** (Kudiedu Estate, Kudeyibu Street) for ₦1.3M–₦1.5M 2-beds with tarred access. **Governor's Road and Igando** (Celestial Road, Hotel Bus Stop) give newer builds at ₦1.5M–₦2M — do not pay that for a flat deep in an untarred, flooding close. Inspect after rain.

In Iyana Ipaja, **Aboru and Ayobo** give cheaper self-contained and mini-flats if you accept distance from the interchange. A flat in Ayobo should be priced as Ayobo. Ask for the bus stop and how many keke rides to the BRT.

Everywhere: separate prepaid meter, borehole that runs in dry season, compound drainage, motorable street in August. Band A is advertised on some Ikotun listings — verify the band on the meter.

## Who this works for, and the honest alternative

This market works for first-time renters leaving a family house, young couples, traders who need a shop and a flat in the same economy, and landlords who want occupancy over prestige. A 2-bed bought or built at Alimosho cost, let at ₦1.3M–₦1.5M to a tenant who renews for four years, beats a Lekki flat that sits empty for three months chasing ₦6M.

If your budget is ₦2.5M–₦3M and your work is in Ikeja, price Ogba and Agege before you settle here. You may pay more rent and buy back ten hours a week. Your time is also a budget.

## Frequently asked questions

### How much is a 2 bedroom flat in Ikotun Lagos?

As of Oct 2026, formal listings for 2-bedroom flats in Ikotun are asking around ₦1.3M–₦1.5M per year in Ijegun (Kudiedu Estate, Kudeyibu Street), with the portal median around ₦1.2M–₦1.5M through 2026. Newer builds in Agodo and Igando ask ₦2M–₦2.6M. Street-agent lets can be lower, so confirm the total package on the exact street.

### How much is a self contain in Iyana Ipaja?

A self-contained apartment in Aboru, Iyana Ipaja was listed at ₦500,000 per year in 2026 listings. Prices vary by distance from the interchange and road condition. Older guides quoting ₦150k–₦300k are out of date for 2026. Budget around ₦500k and verify water, meter and drainage on inspection.

### Is Ikotun a good place to live in Lagos?

For people who work in Alimosho or Ikeja and need affordable space, yes. You get large markets, schools, and fenced estates in Ijegun and Igando at rents well below Ikeja. The trade-off is the commute: Ikotun to the Island at peak is long. It suits residents whose work and family life are on the mainland.

### What is the difference between Iyana Ipaja and Ikotun rents?

Iyana Ipaja interchange stock is older and priced for transport access, while Ikotun/Ijegun has more newer residential blocks. In practice, a decent 2-bed in Ijegun is ₦1.3M–₦1.5M as of Oct 2026, and comparable new builds in Igando reach ₦2M+. Many "Iyana Ipaja" listings are actually in Ayobo or Aboru, so always confirm the street.

### Is it better to rent in Ikotun or Agege?

Agege is closer to Ikeja and now has Red Line access, with 2-beds asking roughly ₦900k–₦1.8M. Ikotun is cheaper for newer stock and better if you work in Alimosho, but the commute is longer. If you work in Ikeja daily, Agege or Ogba may save you enough time to justify the rent difference.
