Everyone wants to start a shortlet business in Lagos right now, and I understand why — the nightly rates look like free money. They're not. But done right, shortlets are one of the highest-yielding plays in this market. I've advised clients through dozens of setups, and this is the step-by-step I'd give my own sibling, with late-2026 numbers.

Furnishing is where most people underbudget. A shortlet isn't a furnished flat — it's a hotel room that happens to have a kitchen. Everything must be durable, replaceable, and photographable. Budget properly or don't start.
1. Pick the area by maths, not vibes. Lekki and VI give the highest nightly rates (₦120–250k for a 2–3 bed) but the highest rents. Mainland gives lower rates (₦30–80k) but far lower entry cost. Run the occupancy maths for both before committing — I've seen mainland setups outperform Island ones on ROI because the entry cost was a third.
2. Secure the flat with shortlet in mind. Ground floor or low floors photograph and access better. Two bathrooms minimum for a 2-bed — guests will mention it in reviews if you don't. Confirm the estate allows shortlets before signing; some Lekki estates have banned them, and finding out after is an expensive lesson.
3. Furnish for durability and photos. Neutral colours, blackout curtains, proper mattresses (this is the #1 review driver), fast WiFi with backup power. An inverter is non-negotiable — guests will not tolerate "up NEPA" as your power strategy.
4. List everywhere. Airbnb, Booking.com, local platforms, Instagram, and WhatsApp broadcast. Your own direct-booking channel (even just a WhatsApp catalogue) saves you the 14–15% platform commissions over time.
5. Systemise operations. Cleaner on call, linen rotation, check-in protocol, maintenance fund. The business fails on operations, not on marketing. A single bad review about cleanliness costs you more than a month of ads.
Month one is acquisition and setup: secure the flat (2–3 weeks including negotiation), order furnishing (lead times on quality pieces run 2–4 weeks — start early), and get the inverter and WiFi installed before a single cushion arrives. Month two is furnishing and photography: install everything, live in it for two nights yourself (you'll find every problem your guests would), then shoot professional photos — this is not a phone-camera job.
Month three is soft launch: list on one platform first, take your first ten bookings at slightly below-market rates to accumulate reviews fast, and iron out operations. Don't chase full occupancy in month one; chase five-star reviews. The algorithm rewards new listings with review velocity, and that early momentum compounds for a year.
