Land price per plot in Lagos is the most title-sensitive number in Nigerian real estate. Two plots 500 metres apart can differ by 5x — not because of location, but because one has a C of O and the other has a family receipt and a prayer. These are asking-price ranges for full plots (600 sqm) compiled from active listings, late 2026. Treat them as estimates; title, exact location and urgency move every deal.

Why title moves the price more than location

In Ibeju-Lekki, a plot with a C of O can cost three times an excision-only plot on the next street. That's not a scam — it's the market pricing legal certainty. A C of O means the government granted the right directly; excision means the land was released to the original family and recorded in the Gazette; family land means you're trusting the sellers' word and your lawyer's diligence.

My rule: never compare land prices without comparing titles. Anyone quoting you a "cheap" plot should be asked, in this order: what's the title, is the excision gazetted, and has the survey been charted at the Surveyor General's office?

The corridors where land still appreciates

Ibeju-Lekki and Epe remain the land-banking story — Dangote Refinery, the Deep Sea Port, the Free Trade Zone and the proposed airport keep pulling demand down the corridor. But go in with your eyes open: infrastructure promises have a long history of arriving late in Lagos. Buy the title first, the story second.

Ajah and Sangotedo are the safer middle ground — closer to the developed Lekki core, mostly gazetted or C of O stock, steadier appreciation, less drama.

What actually moves a land price

Three levers, in order of impact. Title upgrades move prices most — a plot that gets its C of O can jump 50–100% overnight, which is why "C of O in process" is both an opportunity and a gamble. Infrastructure announcements move prices second — road projects and estate developments nearby lift whole pockets. And seller urgency moves prices third: genuine distress sales (relocation, estate sales) are where below-market deals hide.

What doesn't move prices: your charm, lowball offers at 40% of asking, or telling the seller what you think it's worth. Land sellers in Lagos would rather wait than feel cheated. Offer fairly, verify thoroughly, and be ready to move fast when the title checks out — good plots with clean papers don't wait for ditherers.
