Ikoyi is Lagos's prestige address. Old money, embassies, C-suites, the quiet streets behind the noise. An Ikoyi office says something about your business before you've said a word — and you pay for the privilege.

Service charges: ₦30,000–₦45,000 per sqm per annum — higher than VI, reflecting the estate-grade management. A 100sqm serviced office at ₦250,000/sqm: ₦25M rent + ~₦3.5M service charge + 10% agency + 10% legal = roughly ₦33M–₦35M all-in for year one.

Landlords are pickier. Ikoyi landlords vet tenants — business type, lease length, fit-out plans. A betting company and a private equity firm get different receptions. Present your business well.
Stock moves quietly. The best Ikoyi offices often lease through relationships before hitting listings. An agent embedded in the Ikoyi market (this is my patch) sees stock the portals never show.
Fit-out standards are higher. Your neighbours are embassies and family offices. Landlords expect — and leases often require — fit-out to a standard. Budget accordingly.
Terms are firmer. Less negotiating room than VI on headline rent, but rent-free periods and service charge caps are still achievable with the right approach.
For teams that need Ikoyi's prestige without the traditional lease commitment, serviced offices on the peninsula offer fitted space on flexible terms. Expect to pay a 40–70% premium over equivalent traditional rents — a 50sqm serviced suite might run ₦12M–₦18M per year all-in, versus ₦8M–₦12M plus fit-out on a traditional lease.
The premium buys: zero fit-out cost, monthly or annual terms, reception and meeting rooms, and the ability to scale from 3 desks to 30 without relocating. For market entrants, project teams, and firms testing Lagos before committing, it's often the rational choice — the flexibility is worth more than the saving.
My rule: if you're confident about headcount and a 3+ year horizon, take the traditional lease and invest in fit-out. If either is uncertain, the serviced premium is cheap insurance.
