How Much Does It Cost to Rent in Lekki? (Full 2026 Breakdown)

But the rent is only about 70% of your real move-in cost — agency, legal, service charge and caution fees add roughly 30–40% on top.

Everyone asks me about the cost of renting in Lekki, and everyone underestimates it. Not because the rents are hidden — they're all over the portals — but because the rent is just the headline. The real number is what leaves your account on move-in day. Let me break both down, with late-2026 figures compiled from active listings across the major Lagos portals.

Notice the Phase 1 premium. Same 3-bedroom layout, same number of rooms — but Phase 1 commands nearly double. You're paying for the postcode, the estate infrastructure, and the shortest Island commute.

The fees nobody puts in the listing

This is where Lekki gets expensive. On a standard letting, budget for:

Service charge deserves its own warning. In Lekki's serviced estates it can run ₦1.5–3M a year, and it covers security, estate power, cleaning of common areas and facility maintenance. Some estates are worth every kobo. Others are, frankly, a landlord tax. Always ask what the service charge covers before you fall in love with the flat.

A real move-in example

Say you take a 3-bedroom in Lekki Phase 1 at ₦22M/year:

  • Annual rent: ₦22M
  • Agency (10%): ₦2.2M
  • Legal (10%): ₦2.2M
  • Service charge: ₦2M
  • Caution deposit: ₦2.2M
  • Move-in total: ~₦30.6M

Then you're paying rent yearly, service charge yearly, and renewing from there. This is why I always ask clients for their total budget, not their rent budget.

How to negotiate a Lekki listing

Lekki landlords expect negotiation — the asking price has it baked in. What works: lead with speed and certainty, not lowballing. "I can pay two years upfront and sign this week at ₦18M" beats "will you take ₦14M?" every time. Landlords discount for tenants who remove uncertainty.

Timing matters too. Listings that have sat 60+ days are where the real discounts live — 15% or more. Fresh listings in hot estates? You'll be lucky to move them 5%. And always negotiate the total package: a landlord who won't budge on rent will sometimes throw in the service charge or waive the caution deposit. Ask. The worst they say is no.
