If you're shopping for flats for sale in Ikeja, the first thing to understand is that "Ikeja" isn't one market. It's five different markets wearing one name. A 3-bedroom on Joel Ogunnaike Street in GRA and a 3-bedroom in Ogba can be ₦150M apart and still be a 15-minute drive from each other.
I've closed deals across all five. Here's what money buys in each pocket, based on asking prices I'm seeing as of late September 2026. All figures are estimates — asking prices, not transacted. Expect to negotiate 10-18% off asking once you've verified title.
GRA is the crown of Ikeja. Wide, tree-lined streets, embassies and corporate HQs around the corner, and the strongest title history on the mainland — Registered Conveyance and C of O are standard here.
A 2-bedroom flat in GRA starts around ₦90-140M. A 3-bedroom runs ₦150-300M+, with newer blocks on Joel Ogunnaike and Oduduwa Way commanding the top end. Mini flats are rare here; when they surface they go fast, usually ₦45-60M.
What you're really paying for: security, prestige, and rental yield from corporate tenants who'll pay a premium to live five minutes from Alausa. Prices here barely flinched in 2025 and 2026.
Allen Avenue is Ikeja's commercial heartbeat, and Opebi Road is its residential twin. This axis suits buyers who want nightlife, malls, and easy airport access without paying GRA money.
Traffic on Allen Avenue is brutal at rush hour — factor that in. But rental demand here is relentless. A 3-bed on Toyin Street rents to executives who work in Ikeja but want to avoid the Lekki commute. I've seen well-priced units let within two weeks.
Omole is the family neighbourhood. Proper estate layout, gated phases, and far more compound space than you'll find in Allen or GRA. Phase 1 is the older, more established phase; Phase 2 has newer stock and slightly wider roads.
A 3-bedroom flat goes for ₦80-150M; 2-beds sit at ₦55-95M. Mini flats are uncommon in the estate proper — more common in the fringes toward Ojodu — at ₦28-50M.
Omole rewards patience. Prices have climbed steadily rather than spiking, which means fewer speculative bubbles. For a family buying to live, it's arguably the best-balanced pocket in Ikeja.
Ogba is where the value lives. It's a 10-minute drive from Ikeja's centre, yet prices run 30-40% below Opebi. The catch: older stock, mixed title history, and streets that range from lovely to chaotic.
This is the pocket where verification matters most. Before you pay a kobo, check the title at the Lands Registry in Alausa. Registered Conveyance is common but not universal here — I've seen "family land" complications sink deals. A good lawyer earns their fee in Ogba.
Alausa sits behind the Secretariat and borrows GRA's respectability at a slightly lower price point. It's quieter, well-planned, and popular with civil servants and professionals who work in the state offices.
Supply is thin — Alausa is small, and turnover is low. When a flat lists here, move quickly. Corporate and government-adjacent rental demand keeps yields healthy.
