# Eleko & the Free Trade Zone: Property Near the Refinery & Port

Eleko is a land market first and a housing market second. As of Oct 2026, estate plots around the Eleko/Idera/FTZ corridor ask roughly ₦23M–₦70M depending on scheme and title — C of O estate land near Eleko Junction at the top of that band, excision-title layouts at the bottom. You are buying proximity to the Dangote Refinery, Lekki Deep Sea Port and the Free Trade Zone. Price it like an industrial-corridor bet, not a residential suburb.

**TL;DR:** Eleko is a land market first and a housing market second.

Let me be direct, because this is where people lose money politely: nobody buys in Eleko today for the neighbourhood feel. There is no "neighbourhood feel" yet. You buy because the refinery is real, the port is real, the coastal road is real, and every one of those needs workers, warehouses, hotels and houses within driving distance.

## The geography in one paragraph

Eleko Junction is where the Lekki-Epe Expressway meets the road down to Eleko Beach. North and east of it sits the Lekki Free Trade Zone, the Dangote Refinery and petrochemical complex, and the Lekki Deep Sea Port. Amen Estate (Phases 1 and 2) is the established residential anchor. Pan-Atlantic University is minutes away. The Lagos-Calabar Coastal Highway now threads through this corridor, which is why every land flyer in Lagos currently has Eleko in bold print.

## What land costs as of Oct 2026

Asking prices from listings. Titles stated are what the listings claim — verify every one.

- **Granville Estate, directly facing the expressway at Eleko Junction (C of O / Govt Allocation):** 300 sqm ~₦43.5M, 500 sqm ~₦70M; commercial 1,000 sqm ~₦200M
- **Idera Scheme estates (C of O):** 300 sqm ₦38M, 500 sqm ₦60M
- **De Royal Niche Estate (Govt-approved excision):** 300 sqm ~₦17M–₦18M, 500 sqm ~₦23M–₦24M
- **Charis City (C of O claimed):** 300 sqm ₦12M, 500 sqm ₦24M
- **Commercial plots near the refinery, Downtown Lagos Commercial City axis:** 500 sqm from ~₦30M–₦45M at pre-launch pricing

Two lessons in that table. First, frontage and title are everything: expressway-facing C of O land costs three to five times swamp-adjacent excision land a few streets away. Second, pre-launch prices are marketing prices. The day the estate delivers roads and drainage, the price resets. Your profit, if any, lives in that gap — and so does your risk.

## Houses and renting — the thin side of the market

Residential rental stock around Eleko is still shallow compared with Sangotedo or Awoyaya. What exists clusters in Amen Estate and the completed schemes: family houses for refinery and port staff, plus shortlets serving contractors. If your plan is "buy a flat and rent it out next month," Eleko is the wrong corridor for now. If your plan is staff housing, a small hotel, or a warehouse-adjacent commercial play over five years, you are speaking the right language.

One number worth knowing: completed-estate houses here rent to a narrow tenant pool — refinery, port and FTZ contractors — so when a lease ends, re-letting can take months, not weeks. Price that vacancy risk into any yield calculation an agent shows you. Gross rent figures in brochures quietly assume twelve paid months a year; this corridor does not always cooperate. Buyers who underwrite ten months and a longer exit are the ones still smiling in year three.

This is also why I push back when diaspora clients ask me to "just find me a cheap plot near the refinery." Cheap near the refinery usually means excision not yet perfected, or land inside a government acquisition zone. The refinery will not refund your deposit.

## The five checks I run before any Eleko purchase

1. **Chart the survey.** Confirm the plot does not fall inside the FTZ, port or refinery acquisition. Non-negotiable.
2. **Read the title properly.** C of O, Governor's Consent, Gazette and excision are four different risk levels wearing similar suits.
3. **Walk the land in rainy season.** "100% dry land" is the most printed lie in Ibeju-Lekki marketing.
4. **Confirm allocation, not just payment.** Get your plot number, beacon numbers and allocation letter before you celebrate.
5. **Price the exit.** Who buys this from you in three years, and why? If the answer is only "another investor," be careful.

## What I tell diaspora buyers about this corridor

Most Eleko enquiries I get come from outside Nigeria, and the pattern worries me: flyer, discount deadline, deposit. Slow that sequence down. Insist on the survey plan, the estate's government approval documents and a site visit by someone you trust who is physically standing on the plot — not a video call drive-through. Ask who the estate's neighbours are and what is actually built within one kilometre today. And size your position honestly: land here is a multi-year, illiquid bet on industrial Lagos continuing to grow. It has good reasons behind it, but it is still a bet. Buy an amount of it that lets you sleep.

## Frequently asked questions

### How much is land near the Dangote Refinery and Lekki Free Trade Zone?

As of Oct 2026, estate plots in the Eleko corridor ask roughly ₦12M–₦24M for excision/pre-launch schemes (300–500 sqm) and ₦38M–₦70M for C of O estates near Eleko Junction. Expressway-frontage commercial land runs higher. Every figure here needs title verification before it means anything.

### Is Eleko a good place to buy land in Lagos?

It is one of the most active speculation corridors in Lagos because the refinery, port, FTZ and coastal highway are built or building. That activity cuts both ways: strong demand, and a lot of paper being sold around it. Good title, charted survey, rain-tested land — meet those three and the case is reasonable.

### What title should I accept in Eleko?

C of O (ideally with Governor's Consent on resale) is the strongest position. Gazette and approved excision can be legitimate stepping stones but require perfection work and patience. If a seller cannot show you the root title documents, walk away — politely, quickly.

### Can I live in Eleko now?

Yes, inside completed estates like Amen Estate, where families already live with estate infrastructure. Outside the gated schemes, you are moving into a construction corridor. Most buyers here land-bank or build for the refinery/port workforce rather than relocating their own family immediately.

### How far is Eleko from Lekki Phase 1?

About 45–60 minutes off-peak on the expressway through Ajah; longer at peak or when corridor works slow traffic. The coastal highway is changing the VI run for this axis, but plan around today's roads, not tomorrow's renders.
