# Abraham Adesanya Estate & Axis: Property Guide

Abraham Adesanya is where Ajah stops feeling like the far end of the Lekki-Epe Expressway and starts feeling like a proper middle-class suburb. As of Oct 2026, you're looking at 2-bed flats asking around ₦4.5M–₦6.5M/year, 3-bed flats ₦4.5M–₦6M/year, and sales from about ₦75M for a 3-bedroom terrace up to ₦150M–₦185M for premium new terraces and duplexes. The roundabout traffic is the tax you pay for the prices.

**TL;DR:** Abraham Adesanya is where Ajah stops feeling like the far end of the Lekki-Epe Expressway and starts feeling like a proper middle-class suburb.

I put the rent figure first because that's what most people actually ask me on WhatsApp: "Laide, Lekki Phase 1 don too cost, where I fit get correct 2-bed without going to Sangotedo?" Nine times out of ten, my first answer is the Abraham Adesanya axis — and this guide is why.

## Where exactly are we talking about?

The axis runs from the Abraham Adesanya roundabout on the Lekki-Epe Expressway, past the estate gate itself, down to Ogombo Road and the Lekki Scheme II side. Lagos Business School (Pan-Atlantic University) is your big landmark on the expressway. Jendol Superstores, Eastline Shopping Complex and the Ram market at the roundabout handle most daily shopping, so you are not driving to Novare in Sangotedo for bread.

In my experience inspecting properties here, the market splits into two: the older Abraham Adesanya Housing Estate stock (bungalows, blocks of flats, lived-in terraces) and the newer serviced estates off Ogombo Road and around Lekki Gardens Phase 2. Same postcode on listings, very different feel — and service charge.

## What property costs here as of Oct 2026

These are asking prices from listings, not closed deals. Confirm before you budget, because one landlord's "serviced" is another landlord's borehole and prayer.

**Rent:** - 2-bedroom flat, serviced with solar, off Abraham Adesanya: around ₦5M–₦6.5M/year - 3-bedroom flat, Lekki Gardens 2 / general axis: ₦4.5M–₦6M/year (one Lekki Gardens 2 listing in Sept 2026: ₦4.5M rent + ₦450k agency, ₦450k legal, ₦450k caution, ₦300k service charge) - 3-bedroom bungalow inside the older estate: around ₦4M/year

**Buy:** - 3-bedroom terrace: from about ₦75M - 4-bedroom terrace: ₦90M–₦95M range on recent listings - Bungalow in the estate: around ₦100M - Premium new terrace / duplex: ₦150M–₦185M - Land, 600 sqm inside Lekki Gardens Phase 2 (C of O): around ₦150M asking

That spread is the whole story of this axis. You can buy an older terrace for half the price of a new serviced one. The question is whether you want to renovate or you want to move in and lock your door.

## Daily life: the honest version

Weekday mornings, the Abraham Adesanya roundabout is a choke point. Estate traffic, bus loading at the bus stop and Ram market activity all meet at the same junction. If you work in Lekki Phase 1 or VI, you are planning to leave home before 6:30am or you have accepted your fate. I tell every tenant this before they pay, not after.

The flip side: inside the estate itself, it is calm. Interlocked streets, kids on bicycles, churches and small shops at the gates. Ogombo Road is changing fastest — Ojaja Mall opened there with shops, a clinic, restaurants and a cinema, so the "we have to go to Sangotedo for everything" complaint is getting weaker every quarter.

Flooding? This axis handles rain better than deep Badore or parts of Ilaje, but Ogombo's inner streets are still catching up on drainage. Do what I do on inspections: visit after rain, not during harmattan sunshine, and check the street, not just the house.

## Who this area suits — and who should skip it

It suits you if you work anywhere between Chevron and Sangotedo, want estate security without Lekki Phase 1 prices, and prefer a bungalow or terrace over a high-rise flat. Landlords also do well here — the LBS and corridor workforce keeps 2- and 3-bed demand steady all year.

Skip it if your job is in Ikoyi and your closing time is 6pm. That evening run from VI back to Abraham Adesanya, through VGC and the Ajah junction, will humble you. At that point, either budget for Ikate or Agungi, or accept that your real home is your car.

## One more thing landlords ask me about this axis

Tenant quality. Because LBS, the schools and the corridor businesses sit right here, you get working professionals who renew — and renewal is where Ajah landlords actually make their money, not in the first year's rent. A fairly priced 3-bed in the estate will out-earn a greedily priced one that sits empty for three months between tenants. If you are buying to let, run your numbers on ten months of occupancy, not twelve, and keep a small reserve for estate dues and generator politics. That boring math is the difference between a property that pays you and a property you keep apologising to your bank for.

## Frequently asked questions

### How much is a 2-bedroom flat in Abraham Adesanya?

As of Oct 2026, listings show serviced 2-beds off the axis asking roughly ₦5M–₦6.5M/year, while older non-serviced flats sit lower. Always ask what the rent covers — solar power and estate service charge change the true monthly cost more than the headline rent.

### Is Abraham Adesanya a good area to buy land?

It can be, but plots inside established estates like Lekki Gardens Phase 2 (around ₦150M for 600 sqm with C of O on a recent listing) are priced for builders, not land bankers. If you want appreciation play, look at how the specific street is developing, confirm the title at the Land Registry, and get the survey charted before any deposit.

### How far is Abraham Adesanya from Lekki Phase 1?

Off-peak, about 20–30 minutes via the expressway through VGC and Chevron. At peak, budget an hour or more — the VGC-to-Chevron stretch and the Ajah junction are the bottlenecks. Location in Lagos is measured in time, not kilometres.

### Does Abraham Adesanya flood?

The main estate and expressway axis drain reasonably well compared with lower parts of Ajah, but some Ogombo Road inner streets still hold water after heavy rain. Inspect the exact street after rain and ask neighbours — in Lagos, neighbours will tell you the truth agents won't.

### What title do most properties have here?

Governor's Consent and C of O are common on the newer estates; older estate properties may carry the original allocation papers plus deed of assignment. Whatever you are shown, verify it. A beautiful terrace with a shaky title is just expensive decoration.
